BTR Group, which provides services for the Build to Rent segment, has begun its first collaboration with investment company Reico investiční společnost Erste Asset Management. For the Prague-based Kaskády Barrandov project, BTR Group will handle project management, property preparation, marketing, leasing and subsequent management of two residential buildings with 207 rental units.
During H2 2025, Reico acquired two residential buildings within the Kaskády Barrandov project in the institutional rental housing segment. This was Reico's third acquisition in the past three half-years, again from developer group Finep. Unlike previous transactions - Nový Opatov and Stodůlky Residential projects - this acquisition is being made through the new qualified investor fund Fki Reico Epb I.

Construction has already begun, with completion and the first tenants expected in 2028. The two residential buildings will offer 207 units and underground parking. The project responds to growing demand for professionally managed rental housing in Prague, where the institutional segment is gradually becoming a stable part of the residential market.
BTR Group will handle project management, collaboration on commercial and rental strategy, building preparation, marketing communication and process setup before leasing begins. After completion, it will take responsibility for property management, leasing, tenant communication, project performance optimisation and regular reporting to the investor. "Institutional rental housing requires a different approach than traditional development projects intended for sale. Being involved from the project's beginning is crucial - this is when parameters are set that determine long-term stability and performance," adds Chudoba.
