The real estate fund NEMO, founded by the real estate group Českomoravská Nemovitostní three years ago, enlarged its portfolio to a total value of over CZK 3 billion. The new acquisition is the Corso Karlín office complex in Prague 8, the fund announced today.

Panattoni is developing its latest project tailored for a global brand. A leading global logistics company is to operate on 32,000 sqm of the BTO facility, which is being built in Robakowo near Poznań. Construction work started in May, and in late 2022 or early 2023, the client will gain access to the property. Over 20,000 sqm of the space is designated for the automatic sorting of parcels. The project is to be BREEAM certified and will feature, among others, a 900 kWp solar farm and a heat pump.

The resources of the PRS sector in Poland are growing. Last year, almost one in five apartments was built for institutional lease, which also had a significant impact on developers' results. According to Walter Herz, in 2021, investments in portfolios of residential for rent in Poland amounted to approximately €725 million. There are already almost 8,000 units on the Polish market offered in the PRS segment and other several tens of thousands of apartments under construction.

After declines in Polish non-residential construction in 2020 and 2021, PAB-PCR&F Institute, the Polish member of Euroconstruct, forecasts a growth of over 3% annually in 2022-2024.

Garbe Industrial Real Estate GmbH raised approximately €400 million in equity among German and international investors for its investment fund, “Garbe Logistics Real Estate Fund Plus III” (GLIF+III). The Luxembourg special AIF (SICAV-RAIF) without maturity is an Article-8 fund with a manage-to-ESG strategy. With a planned investment volume of €5 billion, it is Garbe’s largest pan-European fund for institutional investors to date.

Currently, the primary residential real estate market in Ukraine is experiencing an increase in the cost of construction as the cost of materials and labour have increased several times. A large part of domestic producers of building materials cannot work because they have suffered losses of production capacity. Import substitution, which should fill the shortage of materials, is often not a solution because of the high costs and logistics problems.
