White Stone Development has sold the Celebro office building to Lithuanian investor Eika Real Estate Fund, represented by its management company Eika Asset Management. Celebro is a class A office building located in Warsaw at 22 Gładka Street, offering ca. 7,200 sqm GLA. It was designed by the architectural studio Kuryłowicz & Associates. Built in 2019, it has a BREEAM New Construction Very Good certificate. The price has not been disclosed.

The company’s new business line operates under the Habitu brand and the first property from the PRS sector in the company’s portfolio located in Warsaw was fully leased in two months. The company has announced intensive development of Habitu mainly in the capital city but also in other Polish cities. Syrena plans to offer three thousand units on its PRS platform within five years.

Despite the lack of significant changes in credit availability, high inflation and rising prices, residential property sales in the last quarter of 2022 bettered the previous quarter’s performance. Sales growth was recorded in each of the six major markets with an average q-o-q of 29%, says JLL advisory agency. 

The Saski Crescent office building, located in Warsaw, at the intersection of Marszłakowska and Królewska streets, will offer more than 15,000 sqm of office space after renovation. The procedure will be completed in 2024. 

Panattoni is developing its portfolio in the vicinity of Warsaw. The developer has completed the development of almost 40,000 sqm as part of its City Logistics Warsaw IV project in Annopol. Half of the space is to be taken up in July this year by TRUMPF Huettinger. The production plant is to serve markets that include the US, Japan, Korea and China.

Five metro lines and a tram network that will connect all 18 districts of Warsaw by 2050. These are the main elements of a new study for the expansion of rail transport in Warsaw, which was presented by the mayor of the city, Rafał Trzaskowski last week.

CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20% of which in the fourth quarter of 2022. Based on the Group's international net zero initiative, the company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.

In 2022, the Warsaw office market recorded one of the highest levels of demand in history at over 860,000 sqm, with its structure including a preponderance of new leases and relocations, as well as expansions over renegotiations. According to the consulting firm Savills, despite the fact that nominal rents are stable and rising mainly due to indexation, service charges, which represent an increasing proportion of the total rental costs.

Real Management S.A. has finalised the purchase of a development plot in Łubna, on the DK79 road connecting Warsaw, Piaseczno and Góra Kalwaria. The 13.3-hectare plot will be used for the Good Point IV project, a modern manufacturing and industrial facility offering a total of 50,000+ sqm of top-quality warehousing space with office facilities for lease.
