The HOP office project in Warsaw has been awarded the WELL Health – Safety Rating by the International WELL Building Institute (IWBI) following a complex review that covered a range of health-related factors including air and water quality.

In the first half of 2023, over 93% of powiats around large cities in Poland showed an increase in interest in apartments for sale following the easing of conditions for granting mortgage loans, according to Otodom data.

At the beginning of August, ibis Styles Warszawa Airport with 124 rooms was launched in Warsaw, replacing Holiday Inn Express Airport opened in 2012 in the Poleczki Park complex with six office buildings. It is the 19th facility under the ibis Styles brand in Poland. The hotel is managed by the Accor network.

Czech real estate fund Investika's latest acquisition is the Royal Trakt Offices building in Warsaw. The roughly 150-year-old property in the centre of the capital city was bought by the fund from global real estate investor Patrizia SE. The acquisition was announced to Property Forum by Linklaters, the law firm that advised the real estate fund Investika during the acquisition. No further details of the transaction have been disclosed yet.

Despite a supply gap and a low level of new completions (18,700 sqm in H1), there is a lot of optimism in the capital’s office market. Over 230,000 sqm is scheduled to be delivered in the next three years, which will significantly increase the amount of office space available to let. There are more and more vacant office spaces on the regional markets in Poland. In Warsaw, despite the decline in demand, the availability of offices is getting smaller, says Walter Herz. 

Savills Investment Management has signed an extension agreement with Multidekor S.A. concerning the lease of approx. 23,000 sqm of space at Konotopa Park II logistics centre near Warsaw. The lease has been extended by five years.

Globalworth has signed a contract to sell the Warta Tower office building in Warsaw to a company from the Cornerstone Investment Management platform. The value of the transaction has been set at over €63 million.

Trumpf Huettinger, which specialises in the design and production of advanced industrial electronics, is opening its seventh building in the fourth location in the Warsaw metropolitan area. The company has leased nearly 25,400 square meters of production and warehouse space at CTPark Warsaw East in Kobyłka, owned by CTP. At its latest Polish facility, Trumpf Huettinger will launch the largest production of control cabinets for the high-tech industry in Europe. Colliers facilitated the lease transaction of the CTPark Warsaw East building.

The Warsaw office market is seeing signs of upcoming renewed development activity, says Savills. Three new office buildings were delivered in the first half of 2023, but a significant increase in new supply is not expected until 2025.
