Panattoni is beginning the next stage of Panattoni Park Warsaw South IV with a new 26,300 sqm warehouse in Nadarzyn. Polish sports brand DZIK will be the first tenant of the facility, marking the company's first standalone warehouse.

"We are launching the next phase of Panattoni Park Warsaw South IV in response to continuing high demand for modern industrial space near Warsaw. This is one of the most attractive locations in the region, combining the potential of e-commerce, logistics and urban distribution," says Michał Samborski, Regional Managing Director & Head of Development at Panattoni. "We are delighted that DZIK has placed its trust in us by choosing the location for its first warehouse."

DZIK is one of the most recognisable Polish brands in the sports products segment. In recent years, it has been growing rapidly both in online sales and in retail chains. The growing scale of operations required a facility that would combine logistics with daily team work. "This project is more than just a new location – it is a place that is designed to foster people, ideas and everyday work. We want the new space to inspire action," says Maciej Kozik, Logistics Director at DZIK.

The company's new location will comprise over 11,000 sqm of warehouse space and over 700 sqm of office space. The offices will be surrounded by greenery, with a view of the forest. The process of selecting and negotiating the new DZIK space was carried out in cooperation with Querco Property. "DZIK is an example of a company that operates as it lives – consistently, energetically and with a clearly defined goal," says Karolina Hałuszko, Property Negotiator at Querco Property.

The new hall is being built in cooperation with investor Griffin Capital Partners. "Since acquiring the land in Q1 2022, we have delivered two phases comprising over 58,000 sqm. We are seeing strong tenant demand for space in this area," explains Łukasz Toczek, Director at Griffin Capital Partners. Panattoni Park Warsaw South IV is located in Nadarzyn, directly on the S8 expressway. Completion of the new stage is planned for the second quarter of 2026.
