The Polish industrial and logistics market continues its strong growth momentum, reveals BNP Paribas Real Estate Poland in its latest report for the second quarter of 2024. With robust occupier activity and stable volumes of new construction, Poland is among the top European industrial markets.

Greykite European Real Estate Fund has commenced its deployment programme with the acquisition of a major logistics portfolio in Poland. Comprising three properties in Warsaw, Stryków and Gliwice, the portfolio will form the initial investment in a new €300 million joint venture with White Star Real Estate, a Central Europe-focused real estate developer and manager. White Star, the minority JV partner, developed the properties and will continue in its role as asset and property manager.

MDC2 and Fortress Real Estate Investments Limited have finalised the lease of approximately 25,000 sqm within MDC2 Park Łódź South. The tenant is Oriflame Holding AG, the owner of the Oriflame brand. It will start its operations at MDC2 Park Łódź South in Q1 2025. The investment was also previously chosen by Notino, which distributes cosmetics, perfumes and over-the-counter medicines from this location.

Panattoni is extending its operations to the Baltic States, namely Lithuania, Latvia and Estonia. This new initiative is a response to the growing needs of customers for modern industrial solutions such as BTS.

Fiege has leased more than 16,000 sqm in Panattoni Park Goleniów I, which is its third location in the Western Pomerania province. Cushman & Wakefield was responsible for providing assistance during the choice of location, negotiations and lease strategy development.

Garbe Industrial Real Estate is moving ahead with expansion into new development projects in Poland. With this purpose in mind, two experts experienced in the warehouse real estate sector have been appointed as Managing Directors and local subsidiary’s members of the management board. Adrian Biesaga and Michał Stachura joined the Warsaw-based Garbe branch at the beginning of September this year.

Panattoni has completed the construction of City Logistics Warsaw IX. The centre with an area of over 13,000 sqm is situated in Targówek Fabryczny and already has its first tenants.

CTP has purchased a 140,000 sqm plot of land located within the Pomeranian Investment Centre (PCI) - an industrial park located in the vicinity of the largest container terminal on the Baltic Sea. The land acquired from the Gdańsk Economic Development Agency will be used to construct the next stage of the CTPark Gdańsk Port industrial and logistics complex.

Panattoni has been issued financing for the construction of City Logistics Warsaw Airport IV. The €17.25 million loan was granted by Santander Bank Polska.

According to the latest report by Newmark Polska, transaction volume in the Polish warehouse market in the first half of 2024 totalled more than 2.72 million sqm, up by 22.7% from the same time last year. Poland’s total warehouse and industrial stock surpassed 33.5 million sqm, a 9.5% rise year-on-year.
