P3 Logistic Parks has begun construction of a new warehouse with a total area of nearly 27,000 sqm at P3 Poznan Park for ochama, the European omni-channel retail brand of JD.com.


As a subsidiary of JD.com, Inc. (also known as Jingdong in Europe), China’s largest retailer by revenue, ochama currently offers home delivery services in 24 European countries. Between January and October 2024, orders in Poland and Germany surged by 284% year-over-year. The Poznań warehouse will serve as a key hub for storing, sorting, and distributing high-demand inventory.

The new facility will comprise around 27,000 sqm, more than 650 sqm of office space, and will have an above-standard clear height of 12 m, a reinforced floor with a load-bearing capacity of 7.5 tons, and the highest-possible fire resistance class. All these features will allow a multi-level industrial mezzanine to be installed in future. PIR core panels will provide superior insulation.

Additionally, the facility will be constructed in accordance with the requirements of a BREEAM rating of ‘Excellent’ for sustainability.

Owen Zhao, Head of Warehouse Operations at ochama, said: “Ochama has partnered with P3 to expand our warehouse and logistics network, enhancing our operational efficiency in Europe. The facility enables ochama to achieve 48-hour fulfillment across Poland, with some orders eligible for same-day delivery, while also raising the 48-hour fulfillment rate in Germany to 80%. Through continuous innovation, infrastructure enhancements, and advanced fulfilment capabilities, ochama remains dedicated to providing European customers with an efficient, reliable shopping experience.”

The new warehouse will be equipped with solar panels for pre-heating water, energy-efficient LED lighting with an automatic control system and infrared taps. It will also feature a greywater recovery system, and the green areas will not require any additional watering. There will be bicycle shelters and electric vehicle charging stations. Bremer has been appointed as the general contractor of the development project.

Park P3 Poznań is one of the largest logistics parks in western Poland, located south-east of Poznan, near the two-lane S11 highway, which leads to the A2 motorway and provides access to Warsaw in the east and Berlin in the west. Tenants include companies such as Westwing, PF Logo Express, Zaparoh, CEVA Logistics, British American Tobacco, GXO Logistics, and Colian Logistic.

He previously served as Head of Fit Out at Futureal Group, where he managed project execution, technical delivery, and cross-functional collaboration. His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
