Despite its unique nature, 2020 brought twice as many new offices in Warsaw as the previous year. Thanks to the high activity of developers, there is already a total of over 12 million sqm of office space in the largest cities in Poland. This year, the leaders of the real estate development market announce further completions of large investments. The companies implementing office projects throughout the country plan to commission up to 800 thousand sqm of new space.

The public sector, which employs over 3 million people in Poland, is becoming an increasingly stronger player on the office real estate market.

The new direction of investing is clearly visible in the commercial real estate sector. Changes in the purpose of investments and building conversions are also on the increase.

The first half of this year saw an absolute record-breaking result in the history of the Polish investment market in the warehouse segment. For the office sector, it was the second-best six months in history in terms of transaction value. Despite the turmoil caused by COVID-19, total transaction volume in the commercial real estate sector in Poland in the first half of this year was even higher than the excellent result from the same period in 2019, according to Walter Herz.

According to consulting company Walter Herz, the consistently expanding office market of Tri-City has the lowest vacancy rate in Poland currently and the office stock of the Tri-City agglomeration will exceed 1 million sqm after the construction of the ongoing investments is completed.

The implementation of the office projects under construction is in full swing in Kraków. The construction of new buildings will depend, however, on the demand for offices from the business services sector, which is its main recipient on the Kraków market, according to consultancy company Walter Herz.

Tenants are to move into the EQ2 office building, developed by Waryński Group, in Q1 2021. The office building has already reached its target heigh, and the completion of construction work has been celebrated with a symbolic topping off ceremony. In the current time of intense market changes, space in centrally located boutique office buildings might become a good option for companies migrating from large Warsaw facilities, according to consultancy firm Walter Herz.

Although plans related to the introduction of new projects will now be thoroughly verified, investors' interest in the hotel sector in Poland is still high. The latest report by consulting company Walter Herz shows that the number of categorized hotel facilities in Poland has increased by over 30% since 2012.

Consulting company Walter Herz has been appointed the leading agency responsible for commercialisation of space in EQ2 office building in Warsaw, developed by Waryński Group. Handover is planned for March 2021.
