M7 secures 10 new lettings and lease renewals in CEE

M7 Real Estate, a pan-European real estate investor and specialist asset manager, has agreed on a number of transactions as part of its proactive asset management programme on behalf of Vector Parks. Vector Parks comprises a portfolio of industrial and office assets located in the Czech Republic and Slovakia. Over the last six months, M7 has completed six new lettings and four renewals totalling over 20,500 sqm with predominantly anchor tenants.

500,000 sqm leased by business services centres in Poland

What does IFRS 16 mean for tenants on the Polish market?

In line with the current accounting standards, commercial real estate leases and operating leases do not have be treated as long-term liabilities. They are very often held off-balance sheet or only partially disclosed as short-term liabilities. As a result, businesses, including the largest listed companies reporting in accord-ance with the International Financial Reporting Standards (IFRS), are required solely to include upcoming operating lease instalments and rental payments in their balance sheets. Business services sector drives regional markets in Poland

Up to 210,000 sqm of modern office space was leased in H1 2017 by companies from the business services sector - this accounts for 60% of overall demand for office space outside Warsaw. According to forecasts by ABSL, employment in business service centres in Poland will continue to grow. By 2020, the sector will likely employ approximately 300,000 specialists, further fuelling office take-up. As a consequence, smaller cities will be even more competitive to attract investors. JLL has conducted an analysis of the activity of tenants from the business services sector outside Warsaw in H1 2017.

New leases

  • A showroom of the IWC Home and Dion brands has opened in the Homepark Janki retail park, owned by the Pradera European Retail Parks Fund, occupying about 680 sqm of retail space.
  • Hatrans Logistics, which operates in the logistics and transportation services sector, has leased 5,000 sqm of warehouse and office space at the Hillwood Łódź Chocianowice park.
  • TPL Logistic has leased nearly 3,700 sqm of warehouse and office space in the P3 Blonie park near Warsaw, thereby increasing the space it previously occupied to 5,000 sqm in two warehouses.

New appointments

  • At the beginning of July, Jesika Mackiewicz took the position of Business Manager of Warsaw projects at Matexi Poland. She will be responsible for development of the company portfolio of residential projects and land purchases.
  • Rafał Kincer has been appointed CEO of Polski Holding Hotelowy. The new head of the state-owned hotel company will take the helm in mid-July.
  • Anne Kavanagh, former CEO of residential and mixed-use developer Telford Homes (of the Trammell Crow Company group), has been appointed president of ULI Europe. The Urban Land Institute (ULI) also announced the appointment of Angela Cain as global CEO.
