Investment volume in Slovakia reaches 20-year high

A record-breaking volume of investments in commercial real estate in Slovakia was realized in the first half of the year 2022. Total investments exceeded €600 million. The record volume is largely due to the transfer of part of Penta´s original portfolio to the new developer Alto Real Estate. It influences the statistics so the office buildings gained a position of the dominant segment with around 70% share of all investments. The share of domestic capital is representing almost 70% of the total volume of transactions. Within the context of rising inflation and increasing interest rates, analysts consider yields to be bottoming out without space for further compression. Slovakia continues to maintain its reputation as a safe investment location with competitive yields, according to Cushman & Wakefield's latest report.

Oxio to build new resi district in Bratislava

A new residential area is to be built on the site of the former Matador enamel factory in Bratislava. Development company Oxio promises to build 2,300 flats including infrastructure on an area of 10 hectares. The part called Smaltovna already has a building permit, the developer announced.

Karimpol opens first part of Bratislava retail project

Austrian developer Karimpol Group has finished the first stage of the Squarebizz Bory project in Bratislava, which comprises eco-friendly retail storage, service and showroom space within an area of 15,000 sqm. The developer also announced the first tenants who have signed contracts already and the launching of the second phase.

Antracit plans development in Czech and Slovak cities

Slovakia's tallest building has only 40m to go

The tallest building in Slovakia, Eurovea Tower is rising in Bratislava by the Danube. With the completion of the 38th floor, the tower has reached 125 metres, the milestone by which it has become the highest building in the country already and has 40 metres still to come. By the end of 2022, Eurovea will be with the 47 floors and 168 metres the 1st skyscraper in the country, developer JTRE announced.

Slovakia's housing completions fall in Q1 2022

The number of completed flats in Slovakia has fallen year-on-year in the first quarter of 2022.  Construction around Bratislava has also been on a downward trend for several quarters. However, three Slovak regions report the opposite trend with a dynamic increase in the number of completed apartments. The recovery can be observed in the number of flats under construction, according to data from the Statistical Office of Slovakia, reality.trend.sk reports.

Bratislava's Aupark adds photovoltaic panels

Bratislava's Aupark shopping centre, owned by Wood & Company and Unibail-Rodamco-Westfield, is adding another step to improve its sustainable management. In addition to sorting, low-energy lighting and water conservation, it is now installing hundreds of photovoltaic panels on its roof. The owners are hoping to make significant savings in energy resources, most notably saving 100,000 cubic metres of natural gas per year, reports the online daily Reality.trend.sk.

New leases

  • A new KIKO MILANO store has opened at the Nový Smíchov shopping centre in Prague, as part of a lease transaction brokered by Cushman & Wakefield.
  • Kenneth Cole New York has launched its European debut with a 200 sqm store in Prague’s Westfield Chodov shopping centre.
  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
