Developer J&T Real Estate (JTRE) will soon start the construction of the Ganz House residential project as part of Bratislava's Eurovea mixed-use district.

The Ganz House project, which already has building permission, will deliver a residential part comprising 58 flats and eight apartments on eight floors, and multi-bedroom penthouse flats with spacious terraces. The administration part will provide 10,000 sqm of modern boutique offices with private terraces on nine floors and embrace the principles of environmental and social responsibility (ESG). Ganz House will feature 1,800 sqm of retail space and will add 200 spaces to the underground parking, including e-vehicle charging stations and bike storage.

"After three years, the enlarged Eurovea mixed-use area is almost complete - and we’re seamlessly moving forward with Ganz House’s construction from next year. As interest was sky high for Eurovea Tower and the Riverside residences, we’re confident that Ganz House will prove equally attractive," says Pavel Pelikán, JTRE’s Executive Director.

As per the building permission, groundwork will commence in early 2024 and the project is scheduled for completion in Q2 2026. The Ganz House project design is led by Compass Architects, combining proven urban planning principles with the Pribinova zone genius loci. The project name is inspired by the first Ganz Budapest Bratislava trams, which a century ago ran in this former industrial heart of Bratislava, and the nearby Street Electric Railway head office. The name also expresses continuity with the city’s trilingual history, with ‘ganz’ referring to the building’s multifunctionality.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
