Skanska has sold the office building Five in Prague, to a real estate fund managed by TRIUVA Kapitalverwaltungsgesellschaft for €50 million. The transaction will be recorded by Skanska Commercial Development Europe in Q2 2017, with the transfer of the property scheduled for Q4 2017.

Skanska has launched the construction works of the second building of its Spark office complex in the Wola district of Warsaw. It will provide 18,000 sqm of modern office space and will be located at Serek Wolski. This ten-floor building, which will be developed during the II phase of Spark, will be delivered to market in Q1 2019.

Business Link and Skanska will co-create an innovative ecosystem for start-up companies, small and medium enterprises, and companies from the business services sector in CEE. The developer has invested in Business Link – the largest network of co-working space and private offices in Poland. Because of Business Link’s planned international expansion, the company will become one of the biggest networks of its kind in the world. 

JLL has been selected by Skanska Property Poland as the Property Manager of Nowa Fabryczna office building, part of the Nowe Centrum Łodzi urban redevelopment project. The building will be taken over by JLL management on 30th June 2017.

Skanska helps introduce the WELL Building Standard (WELL) to the market of Central and Eastern Europe. WELL is the preeminent building standard to focus on enhancing people’s health and well-being through the built environment. Spark is one of the first office buildings to pursue WELL Certification in Poland. Skanska will also apply for certification for its projects developed in the Czech Republic, Hungary and Romania.

Apart from Nowa Fabryczna - the first office building in Nowe Centrum Łodzi – Skanska will also develop its newest project, Brama Miasta in the city of Łódź. The two office buildings, with leasable office space totalling 40,000 sqm, will be able to accommodate up to 4,000 employees. Construction is to be launched in H1 2017.

Skanska has sold Maraton, an office building located in Poznan, Poland, for €62 million. The property has been acquired by a real estate fund managed by Union Investment. It is the second sales transaction between Skanska and Union Investment in the Polish regional markets. The first sale between the two companies was Dominikanski in Wroclaw. Maraton is Skanska's second office project in Poznan following Malta House.

Skanska has acquired land in Prague, Czech Republic, from Codeco UK. The total investment amounts to CZK841 million (app. €31.1 million).

Buildings account for over 40% of energy consumption in Europe, of which   around 75% are not energy efficient. This illustrates the importance of obtaining sustainable development certificates for both newly-developed and existing buildings. Their energy efficiency is assessed based on modeling and energy simulations. However, so far, there has not been any analysis regarding the actual energy consumption of a building: what is the impact of the implementation of innovative systems, appropriate management, specifications and the expected level of the users’ comfort on the building energy performance? These issues have been thoroughly addressed in the first study in Europe, conducted by Skanska, Go4Energy and Cushman & Wakefield, which analyses office buildings in Poland.

Skanska Property Czech Republic is expanding its portfolio by completing the acquisition of a plot with a former car repair shop from M2 Real Estate Group, located in the Karlín area of Prague. Skanska plans to build a modern office building called Praga Studios on the property.
