Office leasing across the country totaled 108,747 sqm in Q3, up 9% compared to the same period of last year, with Bucharest, Iași and Cluj-Napoca recording the biggest volume of transactions, according to real estate consultancy Fortim Trusted Advisors. 

Demand for logistics and industrial space is close to registering a new record in 2022 as the vacancy rate reached 4.3% at the end of Q3, which is one of the lowest levels in the last decade, according to real estate consultancy Cushman & Wakefield Echinox. 

Pavăl Holding, the investment vehicle of the Pavăl family, has purchased first phase of the U•Center office project in the Tineretului area of Bucharest from Romanian developer Forte Partners for an undisclosed sum. 

Romanian developer One United Properties has obtained the building permit for One Floreasca Towers, which will be built on a plot of land of 5,600 sqm, located in the Promenada Mall business area in Bucharest.

Industrial and logistics developer CTP has named Matthias Bitzan as Country Head for operations in Austria. He joins CTP from Austria’s Erste Group Bank where he was head of Commercial Real Estate Clients and responsible for growing the bank’s loan portfolio in Austria and CEE markets over the last decade. 

Romanian developer One United Properties has secured the building permit for One High District, a large-scale premium development with 786 apartments. The gross development value of the project is €154.2 million and delivery is estimated for the end of 2025. 

The real estate and construction sector has attracted around €12 billion of foreign direct investments (FDI) in the last ten years, as the share of this economic activity in the overall FDI stock increased to a level of 17.4% at the end of 2021, compared with 9.2% in 2012, according to data from the National Bank of Romania analyzed by real estate consultancy Cushman & Wakefield Echinox. 

Romania is on a course to reach the highest record in history for the industrial segment and the trend will continue next year due to increasing demand from international retailers that are creating hubs in the country, according to CBRE Romania.
