The record-breaking era of the Polish retail sector is over

The record-breaking era of the Polish retail sector is over now. The market is shaped by limited supply, increased competition, the growth of e-commerce and the aftereffects of the ban on Sunday trading. As pointed out by experts at BNP Paribas Real Estate Poland, in H1 2018 developers operating on the Polish market completed and delivered approx. 191 000 sqm of modern retail space, out of which 110 000 sqm appeared on the market between April and June. As expected, further 300 000 sqm of new supply will be delivered by the end of the year.

Atrium acquires retail centre in Warsaw

Atrium European Real Estate Limited has signed an agreement to acquire Wars Sawa Junior, a prime retail asset located in the heart of Warsaw and in its most prominent high street retail area, for a consideration of €301.5 million. Atrium is to acquire Wars Sawa Junior from PFCEE, a fund managed by CBRE Global Investors, using a mixture of existing cash resources and external financing.

Retail supply grows in smaller Polish cities

More than 180,000 sqm of retail space was added to the Polish retail market in H1 2018 and another 330,000 sqm is expected to be completed by year-end 2018. This will represent an increase of over 25% year-on-year, bringing Poland’s total retail stock to more than 14,800,000 sqm. The new supply will be concentrated in cities with fewer than 100,000 inhabitants, accounting for 40% of this year’s openings. Bucharest’s Floreasca/Barbu Vacarescu area is the most valuable fusion between retail and office spaces. According to Colliers International Romania, for every 1,000 sqm of offices, there is 35-40 sqm of retail space. In total, in the Floreasca/Barbu Vacarescu area, there is about 10,000 sqm of such spaces at the ground floor of the office buildings, with the rents generated by these holding a share of 4-5% of the total cashed in by landlords.

OTP fund buys Budapest office-retail complex

MOM Park, a 50,000 sqm prime shopping mall and office property in Budapest was sold by a consortium of a fund managed by Morgan Stanley Real Estate Investing, Hungarian developer and investor Wing and Austrian shopping centre specialist CC Real to OTP Real Estate Investment Fund. The mall had been acquired in 2015 by the consortium, and since then significant investments have been made in the building enhancing its value as a property and a business.

New leases

  • American company Bechtel, which is to build the first nuclear power plant in Poland, has chosen Equator IV in Warsaw, an office building in CPI Property Group’s portfolio, to be the location of the head office of its Polish branch. The company’s offices have an area of 1,600 sqm.
  • The Polish branch of Maersk, a company operating in the logistics sector, has moved into the P180 office building in Warsaw, developed on Pulawska Street by Skanska.
  • The Labour Office of the City of Warsaw has leased more than 3,700 sqm in the Renaissance Plaza office building at 18/20 Kasprzaka Street in Warsaw's Wola district. The building is owned by the Adventum Group fund.

New appointments

  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
  • The Supervisory Board of Globe Trade Centre S.A. has appointed Balázs Gosztonyi as a member of the Management Board of GTC S.A. Balázs Gosztonyi has held the position of Chief Financial Officer at GTC Hungary since January 2024. He joined GTC Group in September 2023 as Group Controlling Director.
