KGAL reports strong results for 2022

In 2022, KGAL’s new business volume reached almost €1.9 billion across all asset classes. The renewable energy funds exceeded their return targets by approximately 100 percent on average, the impact residential real estate fund, KGAL Core 5 LIFE, got off to a strong start and the aviation team took advantage of the industry’s comeback, securing 16 aircraft operating leases. KGAL also made a number of important internal decisions within the company, further providing for a successful future.

High demand for offices in Poland could result in supply gap

2022 was a good, strong year in Poland's office market. After a downturn, it was time for a long-awaited boom in demand. Companies have adapted to new working conditions. Due to the loosening of restrictions related to the Covid-19 pandemic, they have launched a campaign to encourage people to return to their offices. Czech industrial stock expands at record pace

The Czech industrial market grew at a rapid speed in 2022. Almost 1.1 million sqm of new space was added to the market, which is over 155% of the 5-year average annually completed space and the highest recorded figure on record for the Czech market. The market overtook 10 million sqm in mid-year and just failed to overtake the 11 million sqm milestone at year-end, achieving 10.8 million sqm at the end of Q4 2022. There was 150,300 sqm of newly added modern industrial space in the last quarter, Colliers says in their latest report.

Demand for Prague office space is rising

As for the whole of 2022, the annual new supply of office space represents approximately 75,400 sqm. Although the annual supply of newly-completed space increased by 34% year-on-year, total volume was again below the long-term average of approximately 130,000 sqm per year. 2023 is expected to bring about some changes and more extensive construction. This means the Prague office market should grow to the 4 million sqm mark by 2025. Also at the close of 2022, several consecutive quarters of rent price growth came to a halt. These findings come from a survey by Colliers.

Manufacturing and IT companies drive demand for Brno offices

The second half of 2022 has brought 33,000 sqm of office space to the Brno office stock up to the final of 664,400 sqm. There were five new office buildings that were completed and six more are under construction now. New leases

  • Delivery firm Cargus has leased 3,000 sqm for a new warehouse in CTPark Sibiu. Across Romania, Cargus has 20,000 sqm of warehouse spaces leased in CTP projects.
  • Decerto IT company has taken 850 sqm on the fourth floor of the Lumen office building in Warsaw.
  • Poznań's Andersia Tower is expanding its tenant portfolio. Recruitment company Hays Poland has taken a 260 sqm office space in the building. The Sempire agency, part of the Shoper group, has decided to lease 600 sqm.

New appointments

  • Maciej Kamiński joins the Axi Immo Services team as Head Of Business Development. His main task will be formulating and implementing business development strategies and negotiating and concluding contracts in the company's business area.
  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
