Bratislava's residential market remains static during Q1 2023

Analysts at Bencont Investments have recorded sales of only 197 apartments in new buildings in Bratislava in Q1 2023. According to them, the unit price of available apartments remained at €4,900/sqm. In Q1, the supply consisted of as many as 3,229 vacant apartments in new buildings. Realisation prices increased by 20% year-on-year, but there was a 1.43% quarter-on-quarter decrease. Q1 2023 was thus still marked by weakening demand, according to the quarterly real estate market analysis of Bencont.

Czech industrial stock hits 11 million sqm in Q1 2023

The Czech industrial and logistics market reached the 11 million sqm mark at the end of the first quarter of 2023. It has grown by more than 1 million sqm over the past 12 months. During Q1 2023, a total of 217,900 sqm of new industrial space was completed, representing an increase of 25 % quarter-on-quarter (Q4 2022 vs. Q1 2023). Approximately 1.23 million sqm of industrial space is currently under construction, 34 % of which is being built on a speculative basis. Despite the high volume of new completions, the vacancy rate remains low, at the level of 1.4 %, JLL reports.

Housing construction in Serbia remains strong

High inflation and rising interest rates seem to have bitten in overall consumption. And although Serbia is likely to avoid recession in the short run, its real GDP growth is estimated to be a moderate 2%-4% this year and next with a downside risk being the looming recession in the EU. The rental housing market has been supported by the Russian and Ukrainian citizens settling down in Serbia, keeping rent rates high. Housing construction is still strong and although the volumes in building construction are already consolidating, big infrastructure projects could sustain civil engineering on all-high levels in the mid-term, according to Dejan Krajinović (Beobuild Core d.o.o.) at EECFA which conducts research on the construction markets of 8 Eastern-European countries, including Serbia.

New leases

  • The company PKB Inwest Budowa has announced that the retail chain Lidl Polska will be a tenant of the newly developed Retail Park in Garwolin. The investment will include the construction of 3 buildings with a total area of 11,045 sqm. GLA. One of of them with an area of over 2,100 sqm will be occupied by a Lidl Polska shop.
  • Peek & Cloppenburg has chosen the Szczecin Galaxy shopping centre to make its debut in West Pomerania in Poland. The brand's only shop in this part of the country will be almost two thousand square metres in size.
  • The Enel-med clinic chain is opening two new outlets in Wrocław: 510 sqm in Sagittarius Business House and 1,374 sqm in the Infinity office building.

New appointments

  • Angelika Majkowska has taken up the position of HR director at Apsys Poland. Angelika, who has been with the company since 2013, will be responsible for complex HR policies in an organisation with a structure involving more than 19 teams in various locations.
  • Filip Krstičević is joining iO Partners in Zagreb as Regional Manager, focusing on leasing and land deals across the region. With a strong track record of acquiring land sites and developing residential and commercial properties in both Croatia and Australia, Filip is well placed to support international investors entering the Croatian market.
  • The Management Board of Globe Trade Centre S.A. has announced that on 18th of March, 2024 the company accepted Barbara Sikora's decision to resign from the company's authorities.
