Hungarian house prices don't fall despite expectations

The latest Hungarian house price index for Q1 2023, which includes preliminary data, shows that the sharp fall in the number of sales transactions has not yet been followed by a similar decline in prices. The preliminary figures published by the Central Statistical Office (KSH) show prices stagnating in nominal terms: after a 2% drop in the previous quarter, prices have now risen by 2%, essentially returning to their Q3 2022 level. Resi prices in Slovakia grew dynamically at the end of 2021

Realized prices of flats in Slovakia rose by more than 10 % in Q4 2021. Prices of sales recorded in the cadastre of the real estate continued to grow dynamically at the end of 2021, dwellings were sold more expensive by more than 10 % year-on-year, and prices rose by 3.6 % compared to the summer months, the Statistical Office of the Slovak Republic announced.

Home prices in Hungary's Balaton region pass Budapest's

Housing prices rose just 0.5% in Q2 2021 in Hungary, according to the Central Statistical Office’s (KSH) latest Housing Price Index. Year on year, the increase was 11.5% in Q2, partly because of a low base as prices fell slightly between April and June 2020 due to pandemic-related uncertainty.

New leases

  • SoftServe has opened an office in the Lubicz Park building in Kraków's Grzegórzki district. The software company has taken up approximately 660 sqm.
  • Global brokerage firm Mercer, part of the Marsh McLennan Group, has renegotiated its lease at the myhive Nimbus building in Warsaw and remains at 7,300 sqm. As of 2021, the building is owned by CPI Property Group Poland.
  • Baskervill, an international architectural, engineering, and design firm, opened up its office in Gdańsk. A 200-sqm space is located in Officyna building.

New appointments

  • Zuzanna Paciorkiewicz, PhD, has been appointed as Head of Asset Services CEE at Cushman & Wakefield following her tenure as Co-Head with Ondřej Fukal.
  • Walter Herz consulting company has announced promotions in the Marketing and Sales team as well as the Tenant Representation team. Karolina Migdał-Koleśnikow has taken on the position of Sales & Marketing Director, and Michał Porzycki has assumed the role of Head of Tenant Representation Warsaw.
  • The Management Board of Polski Holding Nieruchomości S.A. has appointed Maciej Klukowski as a member of the Management Board for Real Estate Asset Management.
