Slovakia's Cresco enters Prague's residential market

JRD completes another energy-efficient resi building in Prague

JRD Development, a member of the JRD Group, has completed the construction of the energy-efficient Rezidence Michelangelova project in Prague 10. The architecturally distinctive building with 29 apartments is complemented by two commercial spaces and a small park with a playground and gazebo. The project, in which the developer tested a new type of air duct to increase acoustic comfort, is completely sold out, JRD Development announced.

Office rents to remain stable in CEE in 2022

Premium rents in Prague to rise and interesting incentives from landlords are expected. There is also a growing interest in office rents in Brno, which is responding to the growth in rents over the past two years. Premium rents also grew slightly in Ostrava. Leasing activity in Bratislava is keeping pace with new construction and, together with Vienna, is expecting a recovery. In Warsaw, upward pressure on premium rents will grow, but there is likely to be an easing of existing incentives for tenants. Budapest is gradually recovering from the covid crisis. Rents will remain stable this year, reports CBRE.

Construction of metro line D in Prague to start in April

Construction of the new metro line in Prague is in sight. In the second week of March this year, the Ministry of Transport decided to reject the appeal of the opponents of the construction, who had originally appealed against the issuance of a building permit for the construction of the new metro line D. The Prague City Transport Company (DPP) is now waiting for the deadline for the decision to come into force. Then it can start the construction, the Czech Press Agency reported.

Crestyl expands resi portfolio by acquisition in Prague 5

At the turn of the year, property development and investment company Crestyl bought a residential housing project in Prague Radlice, in the vicinity of Radlická Street, from developer Red Group. The project in Prague 5, which has already been granted planning permission, will include over 150 apartments. The price of the transaction was not disclosed and the investment was made without the involvement of bank financing, Crestyl said.

Central Group buys offices in Prague to use as refugee assistance centre

A complex of three Komerční banka office buildings with an area of more than 12,000 sqm has been bought by Central Group in Prague 9. These are non-residential premises that can serve as emergency facilities and space for NGOs assisting refugees in the current war situation in Ukraine. The developer informed about the offer of the complex on its website, along with information about stopping the sale of apartments to citizens of Russia and Belarus who do not reject the aggressive and barbaric actions of their countries towards Ukraine.

JRD Group continues to invest in sustainability

JRD Group sold real assets worth CZK 1.054 billion in 2021, increased the capacity of photovoltaic power plants in Hungary to 30 MWp and commissioned a new prototype plasma gasification reactor. Geosan to build resi project within sight of Prague Castle

The new residential project Rezidence Radimova Břevnov will start construction in April in Prague 6, a few minutes from Prague Castle. The developer Geosan Development has now received a building permit and plans to start construction within a month. The residence should be completed within two years, the developer announced today.

New leases

  • Golden Star Estate has secured lease agreements totalling around 2,400 sqm at Warsaw-based Oxygen Park. Puerta has joined as the operator of the SZAWA conference centre, occupying over 650 sqm of training and event space. Additionally, fish product manufacturer Vicziunai-Pol Spółka leased nearly 140 sqm. Existing tenants Parker Hannifin, Diasorin Poland, and Nieruchomości Plus all extended their stays, maintaining a combined footprint of over 1,550 sqm.
  • BearingPoint has relocated its Bucharest office to Vastint’s Timpuri Noi Square, in a deal brokered by Griffes.
  • Lagardère Travel Retail has renewed its 2,300 sqm office lease for its HQ at the Bucharest-based Globalworth Campus, in a deal brokered by Cushman & Wakefield Echinox.

New appointments

  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
  • Colliers Hungary has appointed Balint Laszlo as Director and Head of Design & Build. Laszlo brings over a decade of expertise in technical project management and fit-out execution, with a specific focus on the office and industrial sectors. He previously served as Head of Fit Out at Futureal Group, where he managed project execution, technical delivery, and cross-functional collaboration. His professional background also includes site management and commercial leadership roles.
