TriGranit sells Bonarka City Center

TriGranit has completed the sale of Bonarka City Center (BCC) in Krakow to Rockcastle, a property company specializing in retail centres in Central and Eastern Europe. TriGranit, which is owned by TPG Real Estate and was the developer of the shopping centre, will remain the property manager for two years. In addition to managing BCC, TriGranit will remain active in Krakow and is currently developing three office buildings in the ‘Bonarka for Business’ (B4B) area.

Panattoni Europe launches two BTS projects in Poland

Panattoni Europe has announced the lease of three warehouse facilities totalling 42,526 sqm by Raben Logistics Polska. The investment will be carried out at Panattoni Park Grodzisk III. The developer has also recently started the construction of a BTS logistics centre for Sanden Manufacturing Poland in Polkowice, comprising approx. 6,500 sqm.

Three banks provide €163m refinancing for Rockcastle in Poland

pbb Deutsche Pfandbriefbank, Helaba and ING Bank have jointly underwritten an investment facility, totalling €163.6 million, to refinance Karolinka, Pogoria and Platan Shopping Centres in Poland. The assets are owned by Rockcastle Global Real Estate Company Limited. The transaction closed in September 2016. pbb Deutsche Pfandbriefbank, Helaba and ING Bank are acting as Joint Lead Arrangers providing equal portions of the funding, with pbb acting as facility and security agent of the transaction.

Office developers in Poland are more active than ever

At the end of H1 2016, Poland’s office stock totalled 8.7 million sqm. Warsaw remains the largest office market with Kraków, Wrocław and Tricity becoming major regional office hubs. Nearly 572,000 sqm of modern office space was delivered onto the Polish market in H1 2016, setting a new semi-annual record. Neinver to manage new Bydgoszcz mall

Neinver, a Spanish developer, investor, property and fund manager, has entered into an agreement with Carrefour Polska to manage the Metropolitan Outlet in Bydgoszcz. The outlet centre, scheduled to open in spring 2018 will be the first and only retail centre of this kind in the Kujawsko-Pomorskie province.

HB Reavis sells two more office buildings in Warsaw

International real estate developer HB Reavis has signed a preliminary sale agreement to sell two of its buildings, situated in Warsaw, to Savills Investment Management on behalf of a Global Pension Fund client. In one of the largest transactions of the year in Poland and also in Central and Eastern Europe amounting to €186 million, Savills Investment Management has acquired buildings A and B of the Gdanski Business Center in Warsaw, totalling 48,000 sqm.

Skanska secures LEED certification for Wrocław building

The Dominikański office building, developed in Wrocław by Skanska Property Poland, has been recognized with LEED certification's highest level - Platinum. This is the second office complex in Lower Silesia's capital to “go platinum” in compliance with the most demanding office certification system in Poland. The first complex - Green Towers – was also developed by Skanska. The certification process for Dominikański was supported by Go4Energy. The building is owned by a fund managed by Union Investment Real Estate GmbH based in Hamburg.

Echo investment signs two new leasing deals in Poland

Nokia Networks has leased an office area of over 7,000 sqm in the West Link building, which is being developed by Echo Investment on Na Ostatnim Groszu Street in Wrocław. OmniOffice has joined the group of tenants of the Q22 office building in Warsaw by leasing an area of over 2,000 sqm on the second floor.

Three banks provide €210m refinancing for Wroclaw mall

ING Bank, pbb Deutsche Pfandbriefbank and PKO Bank Polski have jointly underwritten and funded a €210 million term loan facility for Magnolia Park Shopping Centre. The refinancing of the mall, which is owned by real estate funds managed by Blackstone and managed by Multi Poland, is one of the largest real estate financing deals to take place in Poland this year.

HB Reavis signs five leasing deals in Warsaw

HB Reavis has successfully leased 5,000 sqm of office space to five different companies at Gdanski Business Center and Postepu 14 located in the city fringe of Warsaw. Groupe SEB Polska and Joseph’s Bistro & Wine restaurant are new clients, whereas KPMG, WebInterpret and Fab Tax & Accountancy by Bilans SA extended their existing leasing agreements.

New leases

  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.
  • RecuNova has leased 305 sqm in the Bucharest-based Olympia Tower office building for a new medical clinic. The lease deal was brokered by Activ Property Services.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
