According to Savills latest research, take-up in the European office market in H1 2022 reached 4.3 million sqm, 11% above the five-year H1 average.

Representatives from Panattoni and Media Expert, the owner of several hundred electronics stores in Poland, together with Hanna Zdanowska, the mayor of Łódź, on Friday - September 2nd - formally opened the latest section of the Media Expert logistics centre within the Central European Logistics Hub. Two buildings with an area of 160,000 sqm, one of which has just been handed over for use and the other to be completed within a year, have been connected to Media Expert’s pre-existing building to create a nationwide distribution complex. Together, the three buildings take up 232,000 sqm and are to provide employment for around 1,000 people. The total area leased by Media Expert from Panattoni across the Łódź region already comes to over 270 000 sqm with a further 35,000 sqm under construction.

Domy Towarowe Wars Sawa Junior has welcomed adidas Warsaw - the largest store and the first adidas brand centre in Central and Eastern Europe. The brand also opened Sports Base Warsaw – the generally accessible space for fans of an active lifestyle in the store and at the downtown Pasaż Wiecha, where temporary sports installations have been created.

Panattoni has started construction of Panattoni Park Nadarzyn II. The development is being built on a site of almost 20 ha and will take up almost 100,000 sqm.

Since February this year, Natalia Wenzławska, who took the position of Head of Marketing, is responsible for marketing and communication at CBRE in Poland. She will lead a team of a dozen or so people, whose tasks will focus on the implementation of the company's overall communication strategy.

The total volume of investment transactions in H1 2022 amounted to almost €2.9 billion, which was more than 40% more than in the same period last year. The new facility will be built on the basis of the former Galeria Ozimska, the largest tenant of which was a Tesco hypermarket. In the new facility, 18,000 sqm of leasable area (GLA), a shopping arcade will be built, which will be accompanied by a classic retail park. Scallier was jointly responsible for the project acquisition and the preparation of the commercialization concept. Currently, it supervises the commercialisation and manages the facility. The design stage is underway and preparations for the redevelopment of the complex are underway. The opening of Ozimska Park is planned for August 2023.

The warehouse sector in Poland remains in good shape after the first half of 2022. The market continues to see high tenant activity (3.7 million sqm; +12% y/y), generated mainly by e-commerce, retail chains, and logistics companies. At the end of June this year, developers delivered another 1.8 million sqm (+64% y/y), with the market still facing a shortage of vacant space. The high absorption rate is influencing decisions to start new investments. The result of 5.6 million sqm (+56% y/y) of projects currently under construction is the highest value recorded in the history of the entire sector. In the first half of the year, investors were as eager to locate capital in Central and Eastern Europe as in Western real estate markets. However, global economic changes and the uncertainty they bring mean that investment decisions are now more and more often withheld. According to Walter Herz advisers, the annual results may not be as good as the six-month results.

Following a change to its investment model, the ORPEA Group, an entity specializing in long-term care and rehabilitation, has decided to restructure its project portfolio in the largest Polish cities, which were built for its planned expansion. Savills has been instructed to search for investors.
