Panattoni has started the development of 25,000 sqm of speculative space on ul. Dostawcza in Łódź. It is to be a brownfield development built on the site of a former gas bottling plant. City Logistics Łódź VI is to be certified under BREEAM for a rating of ‘Excellent’ with the developer to take measures such as preparing the roofs for solar panel installations.

Investors have ambitious construction plans for Poland's PRS sector

The prolonged conflict in Ukraine (the refugee wave) and the significantly reduced credit scores increase the demand for renting apartments and thus, affect the development of the PRS market in Poland. The institutional rental sector will also grow due to the changing perception of homeownership by young people, who value mobility and do not necessarily need to own a home. According to Eurostat data from 2021, about 30 percent of the population in the European Union live in rented apartments, while in Poland this number amounts to only about 13 percent. Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young Poland, summarises this sector's current situation.

City Space to open its first location in Łódź

Fuzja is the first Łódź location of CitySpace, an operator of flexible office space. The concept, owned by Echo Investment, will occupy an office building on the site of the former Karol Scheibler plant, where the Fuzja mixed-use project is currently under construction. The location encompassing the entire office building on an exclusive basis is new to CitySpace. MIXD studio is responsible for the interior design. The opening is scheduled for May 2023.

Panattoni delivers 9,000 sqm BTO for DHL in Wielkopolska

Panattoni has completed a new build-to-own development for DHL Parcel. The new owner will be making use of a cross-docking centre with an area of almost 9,000 sqm, which the company acquired late last year. The development in Kostrzyn is yet another built-to-suit centre constructed by Panattoni for the DHL group and yet another in the Wielkopolska region.

Czech UDI Group starts to build more apartments in Warsaw

Czech developer UDI Group has started construction of more apartments in the Polish capital. As part of the Classic Ursus project, it has now started construction of the second phase, in which it will build a total of 272 apartments in two apartment buildings. The phase also includes a challenging reconstruction of the listed original entrance building to the Ursus factory. A total of 960 apartments will be built in the Classic Ursus project in Warsaw under the Czech developer's management for a total cost of CZK 2.8 billion (€117.7 million).

Echo Investment and AFI Europe presented their new, refreshed project of a large mixed-use investment in the very centre of Warsaw, in a quarter bounded by the streets of Towarowa, Pańska and Miedziana. In this location, offices and apartments for sale and rent are to be created as well as restaurants and service outlet units. The remaining industrial infrastructure in Wola is to be integrated into the Słowa Polskiego public park.

New leases

  • Exact Sciences, a global leader in molecular diagnostics and early cancer detection, has chosen the LIXA campus in Warsaw for its new Polish international enabling hub. The company has joined the tenants of the LIXA D office building, leasing a total of over 1,800 sqm of modern space on the first floor of the building at ul. Giełdowa 5 in Warsaw.
  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.

New appointments

  • Activ Property Services has announced the appointment of Ionuț Grigoraș as Partner in the industrial department. With more than 14 years of experience in the real estate sector, Grigoraș has worked with leading companies such as CTP, WDP, VLParks România, Logicor, P3, MDO, and MLP Group.
  • MLP Group strengthened its management structures. Maciej Müldner, a manager with over 30 years of experience in finance at international corporations and banks, joins the Management Board. He will be responsible for further strengthening the Group’s financial position.
  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
