Czech gov't to force developers to build more parking

Prague wants to improve conditions for developers

The City of Prague plans to improve conditions for real estate developers by lowering the number of mandatory parking places in residential and office buildings. Thanks to a new legal amendment, they will no longer have to build a mandatory garage space for each apartment. The amendment, which will now be open for 45 days for comments, would help real estate investors and developers, as well as those who want to do extensive reconstruction, writes E15.cz.

Finding a vacant parking space is not easy in Warsaw

One car in Warsaw carries on average 1.3 people and, according to research conducted by JLL, in the Służewiec district of Warsaw, 87% of cars are only occupied by the driver. As a consequence, finding a vacant parking space becomes a great challenge, especially when the rapid development of office districts in all of Poland's major cities are taken into account. So what can be done about this rather sorry state of affairs? Well there are a number of solutions.

New leases

  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.
  • Golden Star Estate has secured lease agreements totalling around 2,400 sqm at Warsaw-based Oxygen Park. Puerta has joined as the operator of the SZAWA conference centre, occupying over 650 sqm of training and event space. Additionally, fish product manufacturer Vicziunai-Pol Spółka leased nearly 140 sqm. Existing tenants Parker Hannifin, Diasorin Poland, and Nieruchomości Plus all extended their stays, maintaining a combined footprint of over 1,550 sqm.
  • BearingPoint has relocated its Bucharest office to Vastint’s Timpuri Noi Square, in a deal brokered by Griffes.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
