Czech manufacturing industry drives demand for warehouse space

Since the second half of 2022, Savills has seen an increase in demand from manufacturing companies for modern warehouse space in the Czech Republic, accounting for 57% of the total space leased in the first quarter of 2023. One of the reasons why demand from this sector is growing is "nearshoring", i.e., the shift of production from Asia back to Europe. During Covid-19, demand was significantly driven by the e-commerce sector, which at its peak in Q3 2021, accounted for up to 62%. However, over the last three quarters, e-commerce activity has declined significantly and, as of Q1 2023, is now at 6%. Given uncertain energy supply and costs, and thanks to government support of renewable energy, demand from this sector is also growing significantly.

Czech Republic remains Europe’s best manufacturing destination

The Czech Republic once again ranks high in the rating of the 47 best manufacturing destinations. Thanks to a good score in all criteria such as operating costs, labour, political and economic risk and the ability to bounce back after the coronavirus crisis, the country came fifth globally and first in Europe. Since 2016 when the Czech Republic was included in Cushman & Wakefield’s Manufacturing Risk Index for the first time, it has been ranked among the best manufacturing destinations on a regular basis.

CTP to develop 16,000 sqm production facility near Budapest

Geis Logistics Hungary Kft., the local representative of the German-based transport and logistics company has signed a lease agreement for a custom-built production facility at CTPark Vecsés, near Budapest. New leases

  • The La Mania boutique has reopened in the Westfield Mokotów shopping centre in Warsaw. Five new brands have also joined the tenants, including Apple and AB Foto.
  • Jula, the Swedish multi-market chain, is planning to open another shop in the Warsaw agglomeration. The new outlet will be established on the site of the San Park Mysiadło retail park currently under construction. The shop will occupy an area of nearly 2,500 sqm.
  • Primark has opened its first shop in Łodź, investing more than €9 million. Łódź Manufaktura is the brand's sixth location in Poland and twelfth in the Central and Eastern European region. Primark in Łódź comprises more than 3,300 sqm of retail space on one floor.

New appointments

  • Nives Grzunov as the Head of Indotek Group for Croatia, effective from September 15, 2023. In this key role, Nives will oversee Indotek's Croatian endeavours under the Dalmatie Group brand.
  • Michał Różycki has taken up the position of director of the land and residential property division at Greenfields, a Polish company that provides advice on land sales and purchase transactions.
  • Nhood Services Poland is expanding its service activities for the commercial real estate industry. Anna Wysocka has been appointed director of New Business Development, responsible for expanding the company's client portfolio in this area.
