Panattoni BTS has completed construction of a BTO factory for Danfoss in Tuchom. The facility, with a floor area of around 22,500 sqm, will start production of heat exchangers.


Danfoss, a manufacturer of solutions for the energy, HVAC and industrial automation sectors, has been operating in Tuchom for over a decade, where it manufactures heat exchangers used in heating, cooling, ventilation and domestic hot water systems. Production will now be transferred to the new facility.

"BTS-type investments and their specific form, BTO, require close cooperation with the client and precise tailoring of the facility to the business. In the case of Danfoss, the project evolved during construction, and the functional layout was adapted to the production and logistics requirements," says Maciej Zawada, Head of Business Development at Panattoni BTS. The facility serves as an integrated production and logistics centre, enabling the company to serve European markets on a B2B basis. Around 500 people will work there, with production scheduled to begin in early June.

"The new plant in Tuchom marks an important stage in Danfoss's development in Poland. Relocating our operations to this facility will enable us to increase process efficiency and provide better working conditions for our teams," says Adam Jędrzejczak, Managing Director and Chairman of the Management Board of Danfoss Poland. The project comprises a production and warehousing area, a staff and office area covering 3,500 sqm and a showroom. The facility is equipped with a 40-tonne overhead crane, systems for the distribution of industrial gases, energy-efficient heat pumps and a gas-fired boiler room serving as an emergency heat source.

The project marks a continuation of the partnership between Panattoni BTS and Danfoss. In 2022, the developer delivered a factory to the company in Grodzisk Mazowiecki, Danfoss's first low-carbon production facility worldwide. "The continuation of our collaboration demonstrates how crucial partnership, flexibility and an understanding of the client's operational processes are in BTS and BTO projects," says Marek Foryński, Managing Director at Panattoni BTS.

Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
