The cycle of soaring rent rates in Europe’s top logistics markets has ended, shows research by Garbe. During H2 2024, the average prime rent increased by just 6 cents, rising from €7.30 to €7.36 per sqm.

According to the Savills European Industrial and Logistics Occupier Markets report, the industrial real estate market is expected to experience a breakthrough year, potentially leading to a significant market recovery. Stabilisation of demand and gradual absorption of speculative warehouse developments completed in the past year is expected in the Czech Republic.

Romania's industrial and logistics sector saw a 27% rise in new supply in 2024, with 572,000 sqm of new spaces completed. The total stock now stands at almost 7.6 million sqm, and over 200,000 sqm are currently under development. according to research by Cushman & Wakefield Exhinox.

P3 Logistic Parks has leased over a third of 230,006 sqm to major logistics companies and has also seen interest from manufacturing companies and e-shops in 2024. 

The investment group YD Capital and the fund of the international investment company Albatris have joined forces within the framework of the Slavkov Cihelna project in Slavkov near Brno. 

Leasing of industrial and logistics spaces in Romania amounted to around 620,000 sqm in 2024, down by around 20% compared to the near-record level reached in 2023. The overall stock rose by 400,000 sqm to 7.4 million sqm at the end of last year, according to a report by Colliers. 

Industrial developer CTP has signed three new leases with logistics provider Milšped in Serbia, taking the total leased space by the company to 105,000 sqm. 

Investment activity is accelerating, especially in Poland and Slovakia, while interest from Asian companies in logistics and manufacturing is increasing across CEE, according to a Colliers report. 

Industrial developer CTP has purchased an 18-ha site in the Poznań district, where it plans to start the construction of a new business park in early 2026. 

Lion’s Head Investments announced its entry into the Romanian logistics market by acquiring a 15.5-ha land plot in Popești Leordeni, in the south of Bucharest.
