In the third instalment of a series of articles on COVID-19 and its implications for logistics real estate, Prologis identifies concrete learnings from its operations in China and its proprietary data globally.

Panattoni will deliver another project for K-FLEX, a manufacturer of thermal and acoustic insulation materials. Next to the company’s existing factory near Uniejów, the developer will build a 9,300-square-metre warehouse facility. The investment will commence in mid-2020.

Online grocer Rohlik.cz has expanded its footprint in Brno with the lease of a custom-built, 8,000 sqm facility at CTPark Brno Líšeň. The expansion comes as the company has outgrown its existing 4,000 sqm premises at CTPark Brno. The new facility will double the company’s current footprint and will include both warehousing and production areas. Move in is on schedule for September 2020.

Panattoni invests again in the Warsaw area. The planned Panattoni A2 East Warsaw Park will total 80,000 sqm of space. One of the first tenants – a well-known logistics operator – set to move in as soon as Q3 2020.

Since the onset of COVID-19, we have already seen a bifurcation in activity across the industrial & logistics sector, as occupiers and locations respond differently to the impact of COVID-19 on global and European economies, Colliers International reports.

Colliers International advised Jaguar Land Rover Slovakia in leasing an 11,000 sqm new warehouse premises in DC3 – Supplier Park Nitra.

7R and Hillwood have finalized a joint venture sale of a warehouse facility to a fund managed by GLL Real Estate Partners. The warehouse building is a build-to-suit (BTS) project for a leading European e-commerce platform. Last year, 7R and another fund managed by GLL Real Estate Partners concluded a larger warehouse portfolio transaction in the Central and Eastern Europe region. Cushman & Wakefield advised the purchaser in both of those acquisitions.

All of Panattoni’s parks completed as of 2020 will be certified under BREEAM New Construction International standard with a Very Good rating. Panattoni already has 1 million sqm pending certification and 24 projects completed according to BREEAM and LEED standards.

While near-term conditions remain uncertain, a recession is becoming increasingly probable and Prologis has identified five areas that will shape market conditions. Current events have also led to the quick emergence of two new structural demand drivers, namely the need for more inventories as supply chains emphasize resilience over efficiency and the re-acceleration of e-commerce adoption.

Throughout the region, CTP is offering clients the opportunity to lease warehouse space for short terms. This measure comes in response to the concerns being raised by the COVID-19 situation regarding the stability of the retail supply chain.
