Logistics company FIEGE has recently signed three transactions for 38,600 square meters at Prologis Park Budapest-Harbor, of which 19,600 square meters are new leases, including the just-completed new Building 11 totalling 14,000 square meters. With a total leased area in the park of 59,000 square meters, FIEGE has become the largest customer of Prologis in Hungary.

Arrow Capital Partners, an investor and operator of real estate in Europe and Asia-Pacific, has acquired the prime urban logistics asset, Airport House, in Warsaw, for its $3 billion European Strategic Industrial Real Estate (SIRE) platform. The asset has been sold by M7 Real Estate, on behalf of PVBRI, a work-out investment vehicle created by M7 and a Polish Bank to stabilise and turnaround a financially challenged portfolio of industrial, office and retail investments.

Panattoni will build another warehouse and manufacturing park in Silesia – Panattoni Park Zabrze II. The 44,000-square-metre project will be delivered in Zabrze, at the Katowice Special Economic Zone. The first customer has already leased 14,000 sqm at the park.

Prologis is expanding its Hungarian portfolio with the acquisition of 13 hectares in the Budapest logistics market. Modesta Real Estate facilitated the transaction.

Accolade is entering Gorzów Wielkopolski with a project worth nearly €47 million. The first stage of construction of the new BREEM certified industrial park will be completed next month. Lease agreements have already been signed by Logoplaste and Omnipack.

Panattoni has completed the development of the largest warehouse facility in the Warsaw region – A2 Warsaw Park. The building, totalling close to 104,000 sqm, was delivered in Adamów, right next to the Grodzisk Mazowiecki junction on the A2 motorway. Nearly half of the space provided by the developer has been taken up.

Savills Investment Management has signed a new lease agreement involving Gate One Business Park in Warsaw. An international company dealing with data centre services has leased 21,000 sqm of the modern space at the Gate Two building. The term of the agreement is 15 years.

Ekol Poland has rented 23,500 sqm in Panattoni Park Poznań VII, on which it will carry out logistics processes for the outdoor clothing producer - Regatta. The implemóented operations will ensure integrated sales, both in the e-commerce channel and in stationery stores, as well as support wholesalers. The lease transaction was mediated by Axi Immo.

The sixth instalment of Prologis’ special report series suggests that any demand slowdown will be short-lived as logistics real estate is poised to benefit from the acceleration in the transition to e-commerce.

London-based investor Grosvenor’s Indirect Investment team has expanded its portfolio in the logistics sector with a move into Poland. Grosvenor is the cornerstone investor of Polish Logistics LLP, a new investment vehicle established by IO Asset Management, the specialist manager of industrial real estate, and Reino Capital, a real estate holding company listed on the Warsaw Stock Exchange. Polish Logistics LLP has acquired Logistic City in the established logistics location of Piotrków, south of Łódź, from a private investor.
