As of September 1, 2025, the Budapest Government Office will roll out a new Electronic Real Estate Registry (E-ING). This initiative promises to eliminate paper-based processes, streamlining and speeding up property-related administration while also reducing costs.

The value of new construction projects started in Hungary during H2 2025 has reached its second-lowest point since 2020, finds the EBI Construction Activity Report, prepared by Eltinga, Buildecon, and iBuild.

The Hungarian government has adopted an amendment to the regulation known as the “mall stop,” narrowing its impact compared to the earlier draft. The new decree (274/2025. VIII.18.) will require new owners or tenants of commercial units larger than 400 sqm to obtain a change-of-use permit only if the premises are operated as stores selling daily consumer goods. The regulation takes effect on 17 September 2025.

In June, Property Forum reported on a draft amendment to Hungary’s so-called “mall stop” regulation, which governs the operation of retail units larger than 400 sqm. The government has now adopted the proposal, with the new decree published in the Official Gazette on 18 August.

Waberer’s Group is developing a nearly 22,000 sqm multifunctional logistics centre in Debrecen. Construction began in November 2024, with the first column erected in April this year. By August, the facility had reached the shell stage, and operations are scheduled to start in Q4 2025. The new hub will offer fully customisable storage and logistics services, strengthening supply chains across Eastern Hungary and neighbouring regions.

Industrial developer CTP said its gross rental income for H1 2025 reached €367.2 million, marking a 14.4% year-on-year increase, while signing 1 million sqm of new leases, an 11% increase compared to H1 2024.

Shopper Park Plus (SPP) has signed a letter of intent appointing Eston International – the Hungarian partner of Savills – as the exclusive property manager for its Hungarian retail park portfolio from 1 January 2026. The three-year contract will cover 14 grocery-anchored properties with Tesco as the main tenant, adding 200,000 sqm to Eston’s managed portfolio and bringing its total to over 600,000 sqm.
