Romanian developer Hexagon has secured a financing of over €18 million from Libra Internet Bank, for the development of a residential complex in Cluj.

Panattoni has secured €74.5 million in financing from PKO Bank Polski. The loan will support the development of Wrocław Campus 2 – one of the developer’s largest investments in Lower Silesia (southern Poland).

The CEE Student Housing Fund of 1 Asset Management has secured a project finance loan of over PLN 150 million from mBank S.A. The financing will support the transformation of 21,000 sqm within the A-class Lipowy Office Park, located in Warsaw’s Ochota district, into coliving spaces tailored for young professionals and students.

A new study by Empira Group highlights a significant refinancing gap in the European commercial real estate market, creating substantial opportunities for alternative lenders. 

GTC has announced financing extension for Galeria Jurajska shopping centre in Częstochowa (southern Poland). The amended credit agreement extends the loan maturity by 5 years, with a remaining balance of €100.65 million. The financing is provided by Erste Group Bank AG and Raiffeisenlandesbank Niederösterreich-Wien AG.

Panattoni has secured €20.7 million in financing from Bank Milennium to develop a logistics hub for Auchan Polska. A fully robotic built-to-suit warehouse is to be constructed in Wilcza Góra near Warsaw.

pbb Deutsche Pfandbriefbank (pbb) has underwritten an investment facility, totalling €38 million to refinance a retail park portfolio called Vendo Park in Poland for Trei Real Estate.

Real Management has secured additional credit financing amounting to PLN 120 million (ca €28 million), which will be allocated to the expansion of its development activities. The financing was provided once again by mBank S.A.

Real estate financing has been facing various challenges including the need for more bank and debt fund participation, better understanding and collaboration between Eastern and Western Europe, and last but not least exploring opportunities in new real estate sectors, such as data centres, and developing financing solutions for these emerging asset classes. Outlooks and solutions have been discussed at the financing panel of CEE Property Forum 2024 in Vienna.
