The entire development cost of logistics projects is increasing substantially and it will continue to do so, says Robert Dobrzycki, CEO & Co-Owner of Panattoni. He talked to Property Forum at MIPIM about uncertainties and the dynamic growth of the logistics sector in CEE.

Romanian e-commerce player eMAG is investing in a new warehouse spanning more than 100,000 sqm near Budapest, which is the company’s first development of this kind outside the country. 

Panattoni has begun constructing 8,700 sqm for InPost within the Central European Logistics Hub in Łódź. In 2021 alone, Panattoni completed logistics centres of nearly 100,000 sqm for InPost within eleven locations. Due to Panattoni’s completed projects both within city limits and on their borders, the end consumer receives quicker service including in small towns.

Autodoc, an online retailer for vehicle parts and accessories, has chosen Panattoni Park Cheb South, which is being built jointly by developer Panattoni for investment group Accolade, for its expansion into the Czech market. The 31,500 sqm automated distribution centre expand on a building which was the first project in the Czech Republic to be awarded an ‘Outstanding’ sustainability rating and a record score of 90.68% according to the BREEAM global sustainability certification.

Online food sales have been growing at a rapid pace in recent years in the Czech Republic, the revenue in this segment has grown by 106% on average per year during the past three years. Growth rates were strong elsewhere in Europe as well, averaging 37.3%. Cushman & Wakefield has analysed data from 24 European countries.

Euronics, an electronics and appliances retailer, has signed a contract for nearly 28.000 sqm of warehouse space in CTP's CTPark Budapest East industrial park in Üllő, Hungary. Euronics will develop a fully automated warehouse right next to Lenovo's first European factory. The building is scheduled to start operations in early 2022.

Alza.cz and Rohlik.cz are launching a cooperation. Customers of the largest Czech online supermarket can have their purchases delivered to selected AlzaBoxes. The boxes involved are specially adapted to keep the food ordered fresh.

According to a recent report from Savills, an additional 8.6 million sqm of warehouse space is required by parcel companies in Europe between 2021 and 2025 to keep up with growing e-commerce demand.
