Prague new office supply hits three-year high

In Q3 2023, the Prague office market grew by more than 60,000 sqm of modern offices. This was the best result since mid-2020. No further similar peak is expected in the next three years at least, as no new construction has started for more than a year. Although investors are placing increasing emphasis on the sustainability of buildings, benchmark rental prices are not changing fundamentally, while landlords are trying to attract more generous allowances or longer lease holidays, Colliers reports.

Penta gets green light for Prague land purchase

The Czech Office for the Protection of Competition has allowed the investment group Penta to buy (through Penta Real Estate) the company ČSAD Praha Holding, which owns the Florenc bus terminal and adjacent land in the capital. The office announced this on its website. The companies did not disclose the price of the transaction, ČTK reports.

Pařížská in Prague remains CEE's most expensive street

In this year's 33rd edition of the Cushman & Wakefield Main Streets Across the World ranking, the Czech Republic ranked 19th. The survey compares nearly 50 countries around the world by the level of retail rents on the most expensive shopping street in each country, and for the second time the Czech Republic is represented by Paris Street. It ranks 19th among the world's most expensive shopping streets, 11th in Europe and first in the CEE region. The highest rent achieved in Pařížská, as of the third quarter of this year, is €2,700 per sqm per annum, i.e. approximately €225 per sqm per month.

CPIPG sells resort hotel portfolio in Croatia

CPI Property Group has signed an agreement about selling two companies which own and operate resort hotels on the island of Hvar in Croatia. The agreement concerns the disposal of Sunčani Hvar Hotels, the company announced. The full purchase price has been deposited with an escrow agent, but the amount of the price was not specified.

CPIPG unveils new CEO and changes in senior management

CPI Property Group has announced changes to the company’s Board of Directors and senior management team. David Greenbaum, CFO of the Group since 2018, has been appointed CEO and managing director and was co-opted to CPIPG’s Board of Directors. David replaces Martin Němeček, who resigned from his roles of CEO, managing director, and member of the board of directors. After a short break, Martin will remain with CPIPG in a newly created senior role focused on high-value projects.

Czech industrial market sees construction activity boom in 2023

The Czech industrial real estate market has experienced a major boom in construction activity in 2023. Although there is currently more than 1.5 million sqm of space under construction, there are few newly completed projects and the vacancy rate remains below 2%. The total supply of modern industrial space in the Czech Republic increased by only 182,200 sqm during Q3 2023, bringing the total to 11.44 million sqm at the end of September. Rents have stabilised after rocketing over the last three years and at the end of September were between €7.50-7.70 per sqm per month for warehouse space and €9.50-12.50 per sqm per month for office space, reported, according to a Colliers survey.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
