Panattoni launches €600 million European logistics income fund

Panattoni announced the launch of a pan-European fund that will invest in sustainable, income-producing logistics properties. The Panattoni Income Fund is domiciled in Luxembourg and has an open-ended structure. It is aiming to raise €300 million of equity by 2026 and acquire €600 million of assets, developed and managed by Panattoni. Panattoni’s owners and management team will be co-investing.

Prague beats Warsaw in office demand

Over H1 2024, the office stock in the CEE region grew by 213,000 sqm, with the largest increase recorded in Budapest (78,300 sqm). The majority of the markets still experience subdued construction activity as vacancy rates remain higher than 10%. The development pipeline is largely dependent on pre-lease agreements, with a limited number of speculative starts. The only exception is Prague, where the under-construction volumes nearly doubled as compared to the end of 2023. The overall vacancy rate in the CEE capitals recorded a minimal increase over H1 2024 and stood at 11.6%, against 11.5% in Q4 2023. Muted construction activity will push the overall vacancy rate downwards in the mid-term. A decrease in availability will be more prominent in the prime market segment as occupiers follow „fly to quality” trend. JLL experts, in cooperation with iO Partners, present an analysis of the trends observed in the office market in Poland against the background of countries in the CEE region.

New leases

  • The Polish branch of Lufthansa Technik AG, a global provider of maintenance, repair and overhaul services for civil aviation, has joined the group of tenants at the Infinity office building in Wrocław. The company has leased over 860 sqm of office space in the building, in the heart of the city on ul. Legnicka. Lufthansa Technik AG will move into its new headquarters in April 2026. The lease was signed for seven years.
  • Fortress Logistics Real Estate, part of South African global investment platform, has set up office in the third floor of the Metropolitan building on Piłsudski Square. The Warsaw office will overlook the Ministry of Culture and the Raffles Europejski Hotel.
  • Promenada Mall, owned by Nepi Rockcastle, has completed the first stage of its food court modernisation, spanning 1,000 sqm, with the opening of eight new restaurants.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
