Trinity Bank buys banking palace in Prague's centre

The largest transaction on the Czech office market this year took place in Prague. A listed building in one of Prague's most expensive streets, Na Příkopě, was bought from Commerzbank Group by Trinity Bank. The price of the transaction has not been officially disclosed, but it is likely to exceed CZK 2 billion (€82 million), making it this year's largest transaction on the office building market, writes online daily newstream.cz.

Accolade secures €500 million of bank financing in Poland

Despite the turbulent economic situation, banks are readily lending money to the commercial real estate segment, with warehouses being their top choice. The industrial investor Accolade is one of the most willingly financed warehouse portfolio holders in Poland. The company benefits from over €500 million in bank loans, 40% of which has been acquired since February 2020. At the same time, in the Czech Republic, the company has signed a loan agreement with a club of banks for €137.5 million. It is the largest ever loan provided for a single industrial rental property in the CEE region.

Residential is banks’ new favourite, KPMG survey confirms

Although real estate development, investment and lending to the sector have taken a beating due to the pandemic's effects on the global economy, according to the results of the latest edition of KPMG’s Property Lending Barometer, property lending has gained an increased importance for banks in 2021, as on the one hand real estate loan portfolios are deteriorating, and, on the other, market conditions continue to gradually improve. Banks in Europe expect a slow recovery

Banks in Europe are expecting a slow recovery in the wake of the COVID-19 pandemic, and while they forecast that hotel and retail loan portfolios will likely be hit more considerably than office and other real estate asset classes, the majority of them believes that the impairment will be in the range of a few percentage points up to 10% in total. New leases

  • Empik has joined the tenants of Agora Bytom. The nearly 210 sqm space offers books, magazines, as well as accessories and toys for children. The contract has been signed for five years.
  • Galeria Jurajska in Częstochowa is strengthening its offer in the sports segment. Salewa, which operates in the mountaineering equipment market, has made its debut in the shopping centre. The brand has leased 146 sqm of the retail space.
  • A new iSpot Apple Premium Reseller store has opened in Galeria MM in Poznań. This is the fourth iSpot location in this cty. The sales floor of the newest store is approximately 100 sqm.

New appointments

  • In September, Michal Berski took up the position of head of the warehouse sector at CBRE Poland. He has been with the company for over 10 years. In his new role, he manages strategy and the development of all business lines within the warehouse and industrial sector.
  • Slawomir Czarnecki is the new president of Grupa Muszkieterów and ITM Poland. He has replaced David de Bosschère. The new CEO is the owner of the Bricomarché shop in Świecie and has many years of experience in trade, as well as in the Group's internal structures.
  • LCP Properties, a developer in the Polish retail park market, is continuing to strengthen its organisational structure. Andrzej Plit has been appointed as the new Finance Director. Meanwhile, for the LCP-owned EMKA shopping centre in Koszalin, Daria Kokowska became the new Shopping Center Director.
