Atenor’s new Polish affiliate has signed a preliminary agreement to acquire long-term lease rights on two 30,500 sqm office buildings in Warsaw. These office buildings are known as the University Business Center and are located in the Mokotów district. They offer approximately €3 million in annual rental income.
The fourth phase of the Class A+ Váci Greens Office Complex, the 15,647 sqm, already 60% leased Building D has been handed over. The office campus located on Váci Road will be completed by Belgian developer Atenor within the next two-three years after last two buildings (E & F) are finished. The development is financed by Atenor’s own equity.
From its handover in January 2018, Cushman & Wakefield has been assigned with the property management of the 15,647 sqm Váci Greens D office building developed by Atenor.
Atenor announced the forward sale of the fourth building on the Váci Greens complex in Budapest to a Hungarian private fund. Building D comprises 14,145 sqm of office space, 1,502 sqm of commercial units and underground parking for 260 vehicles. Scheduled for completion by the beginning of 2018, the building is already partially (25%) leased to Unilever and to retail traders. The purchase price is estimated to be around €44 million.
Atenor has acquired 19,000 sqm of land on Hungária körút, one of the main road corridors in Budapest. The site provides an opportunity to build a campus of 4 office buildings with commercial spaces covering approximately 85,500 sqm, which will be developed in different phases. Permit application for the first building is set to be submitted by the end of the year, allowing construction to begin in 2018.
Atenor confirmed the closing of the sale of the third building of the Váci Greens campus in Budapest to Hungarian real estate fund OTP Prime Ingatlanbefektetesi Alap and consequently the collection of the full sale price, i.e. €63.75 million. Váci Greens B comprises 25,300 sqm of office space and 399 basement parking spaces.

Belgian developer Atenor announced the sale of building A of the Váci Greens office complex in Budapest to a group of private Hungarian investors. This building is the first of the three buildings built by Atenor on the Váci Corridor.
The property management and (property and SPV) accounting of Váci Greens’ Building C, acquired by ZFP Investments, acting on behalf of the ZFP realitní fond, a Czech real estate fund entering the Hungarian commercial real estate market, is now performed by CBRE.
Belgian real estate developer Atenor announced the sale of Váci Greens Building C to Czech investment fund ZFP realitní fond (managed by ZFP Investments). This building is one of the three buildings completed by Atenor within its Váci Greens development in Budapest. Building C, completed in June 2015, comprises 18,500 sqm of office space, fully let to General Electric.
Elegance Decor, the home & deco company, has leased 400 sqm in Bucharest-based Equilibrium 1 for its new office. The building has a total leasable area of 20,700 sqm and was developed by Skanska.
Majorel Polska, an international outsourcing services provider has extendied a lease agreement for the next 2 years and leased additional 400 meters for a new project - IT Hub in recently modernised Globis Poznań by GTC. It now occupies 3 200 sqm of A-class workspace. CBRE has advised Majorel Polska on concluding the lease contract.
NEPI Rockcastle Poland has extended its office lease agreement and enlarged its premises in the Cosmopolitan Twarda 4 building in Warsaw city centre. The shopping centre owner and operator now occupies 1,500 sqm of offices in the building.
New appointments
AXI IMMO decided to develop and expand its operational activity with an offer of complex services in property valuation. Grzegorz Chmielak was appointed as the Head of the new service line, and he will also manage the Capital Markets Department.
Tamás Kiss has joined Hungarian asset management company Diófa Alapkezelő Zt. and has been appointed deputy CEO. Previously he worked for several brokerage firms as a director of asset management and director of investment or compliance unit.
Tomasz Pietrzak, with MLP Group for more than five years, has been promoted to the position of Leasing Director Poland. Until recently responsible for the commercialisation of warehouse space in the Warsaw region, now he will manage leases across Poland.
