Belgian developer Atenor announced the launch of BakerStreet, its fourth project in Budapest. Atenor acquired a 5,711 sqm plot of land located at 18 Hengermalom Road in district XI of Budapest in July 2019 in order to develop a new Class A+ green office project of nearly 18,000 sqm.


Nearly one year has been spent on preparatory works, planning and evacuation of the property. The demolition of the building complex, which used to be a bakery, is already in full swing. The authorization of the building permit is at an advanced stage, based on which the planned hand-over is the second quarter of 2022.

The office building with approximately 18,000 square meters of leasable office space, three underground garage levels, nearly 300 parking spaces, a huge interior garden and terraces will be built to the highest technical quality.

In addition to the green certificates, the project will fully comply with all the requirements of Access4You, which is unique in the Hungarian market. The primary goal of the development with BREEAM Excellent certification is to create a liveable and modern work environment that easily adapts to the ever-changing needs of tenants at the most professional level possible.

The project is designed by Artonic Design and the co-exclusive leasing agents are CBRE and Colliers.

Thanks to this new development, Atenor Hungarian portfolio exceeds 230,000 sqm which includes 4 office development projects.

  • International retailer MR.DIY has joined the tenant mix of the Plejada Shopping Centre in Sosnowiec. Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.
  • Hotspot Workhub, the flexible workspace operator, has renewed and expanded its presence within The Mark office building, owned by CPI Property Group. The lease deal for 2,550 sqm was brokered by iO Partners Romania.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
