
Speedwell has announced the appointment of Michał Stępień as its new country manager for Poland. The move marks a key step in the developer’s regional expansion strategy, as it looks to replicate its Romanian success in the Polish market.
Stępień brings over two decades of experience in real estate and finance, including senior roles at AFI Europe and AQA Polska. His background spans large-scale mixed-use developments, institutional rental platforms, and complex joint ventures. At Speedwell, he will lead the company’s Polish operations with a focus on building a local team and delivering sustainable, community-driven projects.
“My ambition is to build a strong, forward-looking portfolio tailored to the Polish market—projects that combine environmental responsibility with architectural quality and community value,” said Michał Stępień.
Speedwell’s entry into Poland began in 2024 and already includes two major developments. In Warsaw, the company is developing Milestone Warsaw Mokotów, a student housing complex with 675 beds, set for completion before the 2026/2027 academic year. In Gdańsk, it is preparing to launch a €200 million residential project in partnership with BPI Real Estate Poland, which will include around 750 apartments across 36,000 sqm.

With a total portfolio valued at €2 billion, Speedwell has delivered more than 160,000 sqm of office and retail space, 5,500 residential units, and 23,000 sqm of SME industrial space in Romania. Flagship projects such as Miro, The Ivy, and Paltim have been recognised for their architectural and environmental standards, often earning BREEAM and WELL certifications.
The company’s expansion in Poland will follow its ESG-focused development model, prioritising sustainable construction, walkability, urban integration, and long-term social impact.
