COVID-19 set to stop European housing price growth

New housing has become more expensive in most European countries over the last years, including 2019. Among 23 countries participating in Deloitte Property Index Study, 20 showed growth in prices of new dwellings and only three of them saw a price decrease. Experts in the residential real estate market expected the growth trend to continue in 2020, but they became less optimistic in the context of COVID-19 pandemic. Thus, in almost half of participating countries, the residential market is expected to stagnate this year in terms of price and experts in only six countries have positive expectations.

Cordia set to profit €38 million from Polnord takeover

Kraków student residence goes greener

The LivinnX Kraków student residence, developed by Golub GetHouse, has signed an agreement with Tauron, which includes the purchase of electricity obtained entirely from renewable sources, i.e. hydroelectric power plants and wind farms. LivinnX will use the electricity offered as part of the EKO Premium product, which is the only solution in Poland to have a Green Energy Sale Guarantee, confirmed by the Polish Association for Energy Certification.

Cordia launches new residential project in Poznań

After acquiring nearly 93% of stocks of Polnord listed on the Warsaw Stock Exchange, Cordia is one of the first companies to launch a new residential project in Poland following the alleviation of the pandemic. The company has started the presale of more than 200 homes being built in its first project in Gdańsk. Hungary’s leading residential developer is also active in Poznań, where it is preparing its largest-ever Polish residential investment with a large-scale urban rehabilitation. For the company, the Polish market is particularly important as it proved to be stable even during the years of the global crisis in 2008-2009.

The uncertainty of the new and unprecedented situation has impacted all real estate sectors to a lesser or greater extent. Sharing of space, which is one of the key principles underpinning co-living, appears to be the absolute opposite of pandemic isolation. Zeitraum partners with AAU in Prague

Zeitraum, a specialist in student rental housing, has entered into a three-year contract with the Anglo-American University in Prague (AAU), guaranteeing 120 beds for its students in the new academic year 2020/2021. The AAU is one of 20 universities with which Zeitraum cooperates and provides accommodation for the AAU’s students on its four newly reconstructed campuses in Prague. More than 60% of university students remained accommodated despite the difficult situation regarding the COVID-19 pandemic while continuing their studies online.

New leases

  • A showroom of the IWC Home and Dion brands has opened in the Homepark Janki retail park, owned by the Pradera European Retail Parks Fund, occupying about 680 sqm of retail space.
  • Hatrans Logistics, which operates in the logistics and transportation services sector, has leased 5,000 sqm of warehouse and office space at the Hillwood Łódź Chocianowice park.
  • TPL Logistic has leased nearly 3,700 sqm of warehouse and office space in the P3 Blonie park near Warsaw, thereby increasing the space it previously occupied to 5,000 sqm in two warehouses.

New appointments

  • At the beginning of July, Jesika Mackiewicz took the position of Business Manager of Warsaw projects at Matexi Poland. She will be responsible for development of the company portfolio of residential projects and land purchases.
  • Rafał Kincer has been appointed CEO of Polski Holding Hotelowy. The new head of the state-owned hotel company will take the helm in mid-July.
  • Anne Kavanagh, former CEO of residential and mixed-use developer Telford Homes (of the Trammell Crow Company group), has been appointed president of ULI Europe. The Urban Land Institute (ULI) also announced the appointment of Angela Cain as global CEO.
