Poland’s Sunday trading laws have not discouraged investors

Recent changes in Sunday trading laws and commercial property tax regulations have not discouraged investors, both the existing well-established players as well as new entrants to the market. Similarly to the previous year, the portfolio transactions in 2018 are expected to account for a significant share in the total investment volume. Bank lending stays strong in Poland

In 2017, real estate transactions hit a record-breaking volume of € 5 billion, up by nearly 10% on the previous year. Bank financing for properties remained unchanged, averaging approximately 60% of each property’s value. Budapest leads the way with office rental growth

European office rental growth slowed to 0.4% over the quarter, though still posted a respectable 2.4% annualised growth. Budapest led the way with growth of 9.1% across the quarter, supported by strong demand, historically-low vacancy rates and a lack of Class A space. Demand for logistics space is supporting rental growth and driving yields lower across Europe, according to Cushman & Wakefield’s latest DNA of Real Estate report.

In 2017, investments in the Czech Republic totalled €3,274 million as indicated by a Cushman & Wakefield report. Contrary to expectations, they declined only slightly compared with 2016, which was a record year. Almost €1 billion invested in Romanian property in 2017

Property investment volume for Romania is estimated at almost €1 billion last year, a value ca.10% higher than the one registered in 2016 (€890 million). Romania accounted for 8% of the total investment volume recorded in the CEE region (€12.98 billion, a 3.3% increase over 2016). The growth of the Romanian market exceeds the increase of the CEE volumes, but the local market is still under its potential, according to JLL.

New leases

  • Globalworth, owner and manager of Supersam in Katowice (Silesia, southern Poland) has extended its lease agreement with Benefit Systems S.A. The current contract has been extended by 5 years and concerns the Fabryka Formy fitness club, which currently occupies an area of approximately 1,830 sqm.
  • ARM Processors, a global leader in semiconductor and computing solutions, has chosen Millennium Gardens as its new office in Budapest. The company will occupy over 3,400 sqm of premium office space in a deal brokered by CBRE for the landlord and iO Partners for the tenant .
  • HD Cosmetics, a distributor of clothing, cosmetics, and hygiene products has joined the tenants of the modern MLP Zgorzelec logistics centre (western Poland). The company will occupy approximately 1,400 sqm of space.

New appointments

  • CTP has appointed Andrei Marian, who brings nearly nine years of experience in real estate development and consultancy firms, as its new Regional Business Development Director in Romania.
  • Maciej Müldner has been appointed as the new Chief Financial Officer (CFO) of MLP Group. An experienced executive, he has spent nearly 20 years contributing to the development of the Skanska Group in Central Europe.
  • Panattoni Income Fund has appointed Olaf Bruns as Managing Director Business Development DACH. Earlier this year, the fund’s team was also strengthened by Piotr Boruc, who took on the role of Head of Finance and Reporting.
