P3 Logistic Parks has welcomed two new tenants to its P3 Plzeň Myslinka industrial park. Outdoor concept, a developer and distributor of outdoor clothing and equipment operating under the Hannah and Rafiki brands, and logistics provider Raben have both begun operations at the site from September, expanding the tenant mix at the younger of P3's two Plzeň-area parks.
"I am pleased that we are able to attract different types of tenants and offer them an interesting space. While Raben, as a logistics company, could be described as a traditional industrial park tenant, Outdoor concept is a retail-type tenant that will operate a warehouse with us. Both companies need something slightly different, but thanks to the flexibility of the park's spaces we are able to accommodate both," said Tereza Hametová, Senior Leasing Manager at P3.
Outdoor concept has leased 3,500 sqm of warehouse space, to be used primarily for clothing storage, along with 40 sqm of office space. "The park offers us a good space for further expansion. Since we supply goods not only across the Czech Republic but also throughout central and eastern Europe, the strategic location near the motorway network is key for us," said Drahu¨še Ježková, property and building manager at Outdoor concept.
Raben has taken 3,350 sqm of warehouse space and 315 sqm of administrative facilities, with P3 currently preparing a mezzanine for a second floor of offices. "In the Czech Republic we operate a network of 10 branches, providing domestic and international road transport, contract logistics and warehousing. At P3 Plzeň Myslinka we are expanding our network in the West Bohemia region. The location and the flexibility of the spaces, which will allow us to improve our operations, both suited us," said Jitka Kocálová, marketing manager at Raben for the Czech Republic and Slovakia.
The park is located 21 km from Plzeň towards the German border, with access to the D5 motorway and proximity to a railway station and freight terminal. It currently comprises four halls totalling 34,406 sqm, with a further hall of nearly 30,000 sqm available for build-to-suit development. Existing tenants include RSF Elektronik, WM Logistic Nýřany and HP Pelzer. All completed halls hold BREEAM Excellent certification, incorporating LED lighting, rainwater harvesting systems and solar-panel-ready roofs. Hall C already has solar panels installed with a capacity of 340 kWh available for distribution to tenants.
P3 is an owner, manager and developer of European industrial properties with a total leasable area of over 10.1 million sqm. The company operates across 10 countries and employs over 280 people across 11 offices. In the Czech Republic it owns and manages 95 industrial properties across 15 parks, with a combined leasable area of over 1.4 million sqm.
