Demolition works are now beginning on the site of the City Point Targówek redevelopment project in Warsaw. The existing buildings will be removed and replaced with a multi-tenant logistics complex. Once completed, the park will offer nearly 100,000 sqm of modern warehousing and office space. The first completed buildings will be delivered to tenants in the third quarter of 2023.

The redevelopment project will be carried out in line with principles of sustainability, using materials recovered during the demolition works. The new buildings of City Point Targówek are expected to be BREEAM-certified as Excellent and LEED Gold. The park has also been designed to feature a number of pro-environmental solutions such as a district heating connection, which fits in with the policy of sustainability, as well as solar PV panels, electric vehicle chargers, bike shelters and insect hotels.

Given its close proximity to the city centre, City Point Targówek is a good location for courier service providers, online retailers and other tenants looking for urban logistics sites and for industrial and warehousing space of the small business units type. It will offer a mix of small and large business units, space designed to accommodate light manufacturing operations, built-to-suit facilities for specific tenants and modern office areas. The redevelopment project in Warsaw’s district of Targówek will be completed in stages, ultimately offering nearly 100,000 sqm of space.

Comment by Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland: “The redevelopment of City Point Targówek is to deliver to the market a state-of-the-art combined office and warehousing space meeting the highest ESG standards. Our purpose is to closely align logistics facilities in this prime location with the needs of tenants looking for modern, urban warehouses”.

City Point Targówek is a functioning logistics park, whose existing operations will be continued based a tenant relocation plan depending on space occupied. It is a constituent part of the portfolio of logistics properties purchased by Partners Group and Peakside Capital Advisors as a joint venture. In addition to the Targówek investment, the portfolio consists of two additional warehouse parks: Logistics Point Raszyn and Logistics Point Piaseczno. Once the upgrade project is completed, all facilities within the complex will supply a total of about 150,000 sqm of logistics space to the market.
