Panattoni has embarked on a new project, Panattoni Park Tricity East III, totalling close to 33,000 sqm. The park will be completed in a single phase and has already found tenants for more than 26,000 sqm. They are logistics operators: Greenyard Logistics Poland, providing services to the FMCG sector, which will take up close to 12,000 sqm, and Omega Pilzno, specialising in comprehensive supply chain services, with a lease of 14,500 sqm. Project commissioning is anticipated in Q1 2021.


Construction works get underway at Panattoni Park Tricity East III, just 4 km from the Port of Gdańsk and the DTC Container Terminal. The entire complex – 32,886 sqm – will be delivered in a single phase, and both tenants will be given early access in October 2020. Greenyard Logistics Poland – the first to sign on with the new Panattoni project – will take up 11,824 sqm, and Omega Pilzno – 14,500 sqm. The solutions implemented at Panattoni Park Tricity East III will be tailored to the tenants’ operations. Greenyard Logistics Poland will make use of a 9,571-square-metre deep-freeze store, featuring a high-tech fast-freeze chamber. The developer will also make sure that the temperature in front of the room is always kept at between 0 and 4 degrees Celsius. Advanced technologies will support the company in handling fast-moving consumer goods (FMCG), including meat and fish products. Apart from the freeze store, the blueprints provide for a 2,003-square-metre dry goods store and 250 sqm of office space. The second tenant – Omega Pilzno – will operate a high bay warehouse, which will take up nearly all of the space leased. In this section, Panattoni has put in a separate dock for handling heavy goods, as well as making arrangements to secure the future growth of Omega Pilzno within the building.

The keen interest in the Pomeranian project is discussed by Martyna Sochaczewska, Leasing Manager from Panattoni: “The upcoming Panattoni Park Tricity East is just 4 km from the Port of Gdańsk and the DCT terminal, which handled more than 2 million TEU containers in 2019 – more than any other facility in the Baltic region. The steady growth of the port keeps driving up the warehousing market in the Tricity, which in 2019 became the fifth region in Poland in terms of the space delivered and net demand. We, too, are well aware of the enormous potential offered by Pomerania, and that is why we are planning to increase our presence in the region up to approx. 470,000 sqm by the end of the year”.

Panattoni Park Tricity East III comprises a single Class A warehouse, featuring ground-level access gates and docks, as well as convenient parking facilities and service yards. The industrial and warehousing space, totalling 32,886 sqm, is being tailored to the individual needs of clients from different industries. In line with the Panattoni policy, the facility will undergo BREEAM certification with a Very Good rating.




New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
