Panattoni is constructing the third and final building in the Panattoni Park Warsaw West development. The 16,460 sqm building is being constructed to meet the needs of XBS Logistics and the logistics operator plans to start operating in the new warehouse facility from July 2025.


Panattoni Park Warsaw West in Błonie is one of Panattoni’s key Warsaw-area developments. Upon completion of the third and final planned building, the centre will comprise a total area of over 90,000 sqm of warehouse and production space. The development has already been fully commercialised.

“Our development strategy is to provide optimal logistics solutions through the use of modern technology while at the same time protecting the natural environment and local communities. We were also looking for a location near our already operating XBS centres. The space in Panattoni Park Warsaw West is an ideal fit for our requirements”, says Jacek Kołodziejczyk, the joint CEO at XBS Group for XBS Logistics & XBS PRO-LOG. 

The location of the park gives it access to the Warsaw market while also being close to the country’s main communication routes. Thanks to nearby National Road 92, it takes less than half an hour to reach the A2 motorway so the park is connected to the most important logistics centres of Central and Eastern Europe including Warsaw, Łódź, Poznań and Berlin. The project is a 35-minute drive from Warsaw’s city centre and Warsaw Chopin Airport.

Numerous solutions are to be employed to limit the use of water and energy and this will result in lower running costs. As part of the Panattoni standard, the building is to be certified under BREEAM for a rating of Excellent.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
