Panattoni Europe will increase the supply of warehouse space in Silesia, the key industrial hub of Central and Eastern Europe. The developer has just bought land for its new investment – Panattoni Park Czeladź III. The construction of the 68,000 sqm complex will commence this quarter, creating new jobs in the region.


Panattoni Europe has invested a total of €60 million (PLN 260 million) in Czeladź. Panattoni Europe has recognised the potential of Silesia for years, developing industrial facilities in Gliwice, Sosnowiec, Katowice, Mysłowice, Bielsko-Biała, Ruda Śląska and Czeladź. Now, the developer’s latest project – Panattoni Park Czeladź III, has just begun. The company has acquired land with 12.5 ha within city limits, at ul. Gdańska, in the vicinity of the M1 shopping centre, right next to two already existing facilities – Panattoni Park Czeladź I (46,700 sqm), where Saint-Gobain Sekurit HanGlas Polska Sp. z o.o. occupies approx. 20,000 sqm, and Panattoni Park Czeladź II (with approx. 15,800 sqm). The new park will comprise a single 68,000 sqm building.
 
Silesia, and by the same token Czeladź, is one of the most important beneficiaries of new trends in European supply chains and light industry. Apart from access to very good transport infrastructure, the region boasts its supply of skilled labour. Access to human resources, and consequently filling positions, are set to be the greatest challenges in the industrial property business in the next 10 years. “Thanks to projects like Panattoni Park Czeladź III, located within the city next to its largest shopping centre, we will create new jobs. We are prepared to face the growing needs of not only tenants but also their customers” says Marek Dobrzycki, Managing Director of Panattoni Europe.
 
Silesia is the most industrialised and urbanised region of Poland, with very well developed road and rail transport facilities and a sophisticated telecommunications infrastructure. More than 4.54 million people live here, which makes it the most densely populated region, with 369 people per sqm, compared to Poland’s average 123 people per sqm, and 118,5 people per sqm across the European Union. Such a high population in a single area creates not only an enormous market for consumer goods but also one of the best industrial regions in Central and Eastern Europe.
 
Panattoni Park Czeladź III will be located in the strategic eastern part of the city, at ul. Gdańska, in the vicinity of the junction of national roads no 94 (Wrocław-Kraków) and no 86 (Katowice-Łódź). The A4 motorway runs some 12 km south, and the A1 motorway – 15 km west of the park. The logistics centre is accessible by public transport.

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
