P3 Logistic Parks, an investor, developer and manager of European logistics properties, has signed two lease agreements at P3 Błonie with a combined area of both contracts totals nearly 11,250 sqm.
Esperanza is a Polish company manufacturing and distributing consumer electronics, IT accessories and home appliances. Under a BTS agreement, the company has leased 7,676 sqm of warehouse space in building DC18, which will be designed and built to its specifications and serve as a central distribution hub. The transaction was advised by Triflow.
Joining Esperanza in building DC18 is Arka, a distributor of household chemicals, cosmetics and hygiene products serving retail chains, wholesalers and the e-commerce channel. The company has leased 3,571 sqm of warehouse space. The transaction was brokered by Knight Frank.
"P3 Błonie has maintained its position as one of Poland's key logistics hubs for years, and tenant interest reflects that," says Zbigniew Smyczyński, Head of Development Poland, P3 Logistic Parks. According to JLL, the Warsaw region generated gross take-up exceeding 1 million sqm in 2025.
Building DC18 is targeting a Breeam Excellent certification, with features including a reinforced roof ready for photovoltaic panels, PIR core panels, LED lighting with DALI control and electric vehicle charging stations.
The park currently comprises 18 buildings with a combined 365,529 sqm of space, serving more than 30 companies, with 9,799 sqm of warehouse space and 682 sqm of office space still available in building DC18.
