MDC2 and Fortress Real Estate Investments Limited have finalised the lease of approximately 25,000 sqm within MDC2 Park Łódź South. The tenant is Oriflame Holding AG, the owner of the Oriflame brand. It will start its operations at MDC2 Park Łódź South in Q1 2025. The investment was also previously chosen by Notino, which distributes cosmetics, perfumes and over-the-counter medicines from this location.

Oriflame Holding AG - an international cosmetics holding company that produces and distributes cosmetics - is relocating its distribution centre to MDC2 Park Łódź South, a warehouse park near Łódź with direct access to the Tuszyn junction of the A1 motorway - the main transport route running from the northern to the southern border of Poland, ensuring the efficient delivery of products to Poland and other European countries. The A2 and the S8 motorways also pass close to Łódź. In addition, the S14 expressway connects the A2 motorway (Emilia junction) with the S8 motorway (Róża junction).

The project owned by Fortress Real Estate Investments Limited (Fortress), a company listed on the Johannesburg Stock Exchange (JSE), investing, developing and managing commercial real estate projects in South Africa and CEE, is being developed by MDC2.

MDC2 Park Łódź South consists of two distribution and logistics buildings with a planned total GLA of over 80,000 sqm. Oriflame’s space will be customised to allow for the storage and distribution of the tenant’s wide range of products.

“The decision to relocate our logistics centre to MDC2 Park Łódź South is a response to the company’s dynamic growth and the growing needs of our consumers in Poland and Europe. The facility meets all our sustainability and energy efficiency requirements. The environmentally friendly solutions applied are perfectly in line with our environmental goals. We are convinced that this investment will allow us to meet the needs of our consultants and their customers even better by delivering products in less time and with the highest quality of service”, says Tomasz Gomułka, Sr. Director Global SC Transformation, Oriflame.

All of MDC2’s buildings are BREEAM New Construction certified minimum at an Excellent level. The developer uses market-leading environmentally friendly solutions. According to an independent Life Cycle Impact Assessment (LCA) carried out by PM Services, MDC2 Park Łódź South has a CO2 equivalent of 163 kg CO2e/m2, 49% lower than the Polish average result of 319 kg CO2e/m2, and 61% lower compared to the global average (413 kg CO2e/m2).

At MDC2 Park Łódź South, the roofs have been adapted for the installation of photovoltaic panels, the wall insulation has been increased. Chargers for electric vehicles are available at the site. A biodiverse green space is created around buildings. MDC2 Park Łódź South also features a Rest & Move zone, an innovative concept in the Polish warehouse park market that promotes a healthy lifestyle and improves working conditions for all users of the developer’s warehouse facilities.

“We are delighted that Oriflame has chosen to locate its new distribution centre in our warehouse park. Our facility has been designed to ensure the highest operational efficiency while maintaining the highest standards of sustainability. The solutions used here fit in perfectly with Oriflame’s strategy, which places great emphasis on environmental responsibility. The modern infrastructure, excellent location and access to 43,000 employees* living in the eastern district of Łódź, just 15 minutes from MDC2 Park Łódź South, will allow us to efficiently and reliably handle the distribution of Oriflame products to the Polish and European markets”, says Adrian Winiarek, Development Director at MDC2.
