European warehouse property developer MLP Group is set to build a BTS facility for a new customer. The tenant was assisted during the transaction by a team of experts of the Savills consultancy.

MLP Group starts the expansion of the MLP Poznań West park, the target area of the newly built hall will be 23 thousand sqm. The new tenant has signed a contract under which he will receive nearly 13 thousand sqm of modern space, of which approx. 12 thousand sqm will be used for warehouse and production purposes and another 900 sqm will be part office and part social.

The project will meet the requirements for BREEAM certification – it will have modern unloading docks and broad parking and turning areas, and glazing in the office and production section will help increase access to daylight and improve working conditions for users. Moreover, in accordance with its strategy, the developer will implement green solutions, such as solar PV panels on the roof of the hall and shelters for bicycles, electric vehicle charging stations and insect hotels on the park premises. Apart from its efforts to care for the natural environment, MLP Group will also seek to ensure comfort of the facility users.

The project execution will begin in the first half of July 2021, and the delivery of the finished facility is scheduled for the fourth quarter of this year. The hall will be customised to meet the specific needs of the Tenant.

MLP Group has once again entrusted the function of the General Contractor to W.P.I.P., which has many years of experience in the construction of warehouse facilities. In addition, it will also conduct BREEAM certification confirming the use of sustainable, environmentally friendly solutions for the environment and people using the facility.

“The space we offer as part of the MLP Poznań West project has been recently gaining great popularity among both Polish and foreign investors. We were able to offer the client a facility specifically dedicated to their business needs owing to the centre’s expansion potential. We always try to be flexible in all negotiations. Thanks to this approach our Tenant will be provided with a facility that meets all its needs and requirements", stressed Agnieszka Góźdź, Sales Director at MLP Group S.A.

“Our client was looking for a location where they could consolidate their operations, both sales and distribution, as well as new equipment picking. Until now, it has used production facilities located on another continent. The decision to move part of its operations to Poland is an example of the nearshoring trend gaining momentum. The MLP Poznan West warehouse park was selected considering, among others, its favourable location in the vicinity of the S11 expressway, as well as the green solutions applied by the developer, which are important for the tenant and fit in with its sustainable development policy," said Ewa Ciołek, consultant in the warehouse and industrial space department at Savills.

MLP Poznań West is a distribution centre conveniently located on the western side of Poznań, at the S11 expressway and only 7 km from the A2 motorway and S11 junction. The centre focuses primarily on e-commerce, logistics, distribution and light industrial production companies. Ultimately, it will offer approximately 133,000 sqm of warehouse and office space.
