Developer J&T Real Estate is requesting a construction change permit for the Downtown Yards project, SME.sk reports. Along with minor changes, there is an important one reflecting a trend obvious since the outbreak of the COVID-19 pandemic.


JTRE has been preparing the permitting process for several years. The project brings 656 apartments and suites in residential buildings. The tallest residential tower should have 27 floors. From Plátenícká Street, the architects designed five independent multi-functional buildings. They should include shops, service establishments, smaller offices, and a kindergarten. A 35-floor office tower should also be built in the second stage. The development will be served by a three-floor underground garage with a capacity for 1,721 cars.

Currently requested changes include redesign of public spaces and adjustment of landscaping. The facades of several buildings are also to be changed, and other materials will be used in part of the project. According to the new changed plan, the second to fifth floors will no longer serve as office spaces, but short-term accommodation facilities, the hit of Bratislava resi projects in recent months as the office segment of the real estate market in Bratislava was significantly affected by the pandemic, the later inflationary crisis, and the increase in interest rates. 

The first stage of Downtown Yards should be completed between 2026 and 2027. The developer has already started selling apartments. The price of one-room apartments start at €213,000, while the price tag of the most expensive four-room apartment exceeds €900,000.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
