by Property Forum | Report

Southeast Europe is entering a new cycle: investment strategies are shifting, digitalisation is accelerating, tourism is reshaping demand, and developers are navigating a more complex macro environment. Against this backdrop, Balkans Property Forum 2025 returns to Belgrade on 9 December for the ninth time to bring together the people shaping the region’s real estate future.

As one of Property Forum’s longest-running regional events, the conference offers an up-to-date view on what will drive markets in 2026 — from capital flows and financing conditions to emerging proptech tools and the growing influence of cross-border tourism. With senior representatives from leading banks, investors, hotel groups and advisory firms, the forum provides a practical look at where the opportunities are and how market players are preparing for the next phase of growth.

Key highlights of the agenda:
•    Macro outlook for Serbia & the Western Balkans by Sanja Đokić, Economic Research Office, Banca Intesa Beograd.
•    Investment market outlook by Jana Jovanović MRICS, Director, Head of Research SEE at CBRE.
•    Panel on investment & financing trends with Aleksandra Cupic (Erste Bank Serbia), Olivera Dželić (NLB Komercijalna banka), Igor Jakovljević (Industrial Park Belgrade), Mario Kijanović (SOG in cooperation with Kinstellar), Jovana Martinović MRICS (Merin Group). Dr. Gábor Regős (Gránit Asset Management)
•    Panel on digital tools reshaping real estate, chaired by Zoltán Kalmár (ProptechZoom), with Hubert Abt FRICS (New Work & workcloud24), Aljoša Sevčnikar (Imagine) and János Arany (fiREG)
•    Panel on tourism as a real estate driver in SEE, chaired by Cesarine Calafell (Cushman & Wakefield), featuring László Csapó (Danubius Hotels), David Jenkins (Radisson Hotel Group), Mikhail Kolesnik (Minor Hotels) and Vassilis Themelidis (Wyndham Hotels & Resorts)

Senior living in Poland: The most undervalued living sector in CEE

by Property Forum
At Future of Real Estate 2026 in Warsaw, one observation kept resurfacing across the panel discussion on senior living: Polish senior living today sits where Polish PRS sat in 2017. The demographic case is undeniable. The capital case is compelling. And the structural answer — operators, regulation, tax — is where the real value will be created. For institutional investors looking at CEE, the question is no longer whether to enter the Polish senior living market. It is when, and through which structure, writes Piotr Zając, Managing Partner at Accace Poland, in an opinion piece for Property Forum.
