Developer AFI Europe has announced the completion of the Tulipa residential project on a five-hectare brownfield site in Prague 3 Strašnice. This latest, fifth phase with an eight-storey apartment building cost the developer more than CZK 250 million and will be the only one dedicated exclusively to rental housing with 61 apartments.


The last building of the Tulipa residential project by developer AFI Europe has been completed. The eight-storey building AFIHOME Třebešín in Prague 3 Strašnice will be exclusively for rental housing. It will offer 61 flats in layouts from one bedroom to three-bedroom flats, which can be rented fully or even partially furnished. Garages are in a separate building. The developer cooperated with the general contractor Imos Brno and the company XXXLutz, which equipped the interiors.

"Along with the 61 apartments in our first completed rental housing project, we currently have more than 800 more rental units under construction under the AFIHOME brand. We see the completion of the first building as a significant milestone from which we are beginning to achieve our long-term goal of exclusively focusing on rental housing in the residential sector in Prague," comments Elena Pisotchi, Sales and Marketing Manager at AFI Europe. Those interested will be able to move in from this autumn, but can already come and see the recently completed model apartment.

AFI Europe's total investment in the fifth phase exceeded CZK 250 million. The rental apartments will have identical standards to the apartments for sale in the previous phases of Tulipa Třebešín, where 750 standard apartments have already been completed and completely sold. The project is located close to the Želivského metro station and includes a park, kindergarten and retail shops.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
