7R has sold Park Wrocław West II warehouse park in Kąty Wrocławskie. The purchaser is EQT Exeter, a global real estate investment manager. The price has not been disclosed.

7R Park Wrocław West II is a warehouse with an area of 44,000 square meters, located near the A4 highway in Kąty Wrocławskie. It was put into operation in June 2024 and is fully leased to Yusen Logistics. This is a pioneering warehouse from the low-emission 7R Green Saver line. The facility was designed to achieve a 50% reduction in operational CO2 emissions and a 50% lower primary energy demand in comparison to the Polish building code, thus providing significant savings for the tenant. "Investor interest in low-emission buildings is growing, and this trend is sure to continue, as the numbers provide undeniable evidence that this is the future of the warehousing sector. Our flagship Green Saver - 7R Park Wrocław West II generated an outcome beyond expectations - a 67% reduction in CO2 emissions and a 79% lower primary energy demand. This is great news for both the tenant – Yusen Logistics, the purchaser and our investor", says Chris Zeuner, co-CEO at 7R.

7R Park Wrocław West II achieved the highest score of 95.6% in BREEAM certification. It is the first such high rating at the Outstanding level for an industrial property in continental Europe. "This development sets a new benchmark in sustainable industrial real estate, crowned by its BREEAM Outstanding certification. The exceptional investor response validates our vision that environmental excellence is no longer just an option – it's a driver of value. We remain committed to delivering premium assets that meet the highest sustainability standards while exceeding market expectations", explained Magdalena Uler-Kłeczek, Head of Capital Markets at 7R.

In the transaction, 7R was advised by DLA Piper and Cushman & Wakefield.
